What are the responsibilities and job description for the Leasing Consultant position at Metropolitan Properties of America?
- Observe all Fair Housing guidelines and Metropolitan's policy of non-discrimination in all dealings with residents, prospective residents, staff, vendors and public
- Handle incoming telephone calls to the Leasing/Management Office, referring them to the appropriate personnel and following Metropolitan policies for telephone etiquette.
- Handle all inquiries from prospective residents according to the sales principles covered in Metropolitan training.
- Ensure the successful presentation of the Leasing Office/Model and "Hit List" apartments on a daily basis. This includes the preparation of refreshments, music, lights, scents, brochures, floor plans, maintenance of plants, flowers, etc.
- Completion of Daily Morning Tour, assist with adherence to Metropolitan standards in presentation of office, models, vacant units, amenities and grounds.
- Under the supervision of the Leasing Manager (or Property Manager) and in cooperation with the Maintenance staff, perform inspections of the property to insure it is in compliance with Metropolitan policies and procedures, including morning inspections as detailed in LM-B.5
- Process all rental applications, including all necessary paperwork and credit checks. Present completed application to Property Manager for approval.
- Notification of all Move-ins and Move Outs to Property Manager and Maintenance Department. Coordinate scheduling of these with Manager and Maintenance. Re-label mailboxes prior to each move-in.
- Complete all daily phone logs, traffic reports and guest cards. Set up and maintain Leasing Book and Follow-up Book. Perform follow-up functions daily.
- Develop thorough knowledge of the product as well as the rental community and local area.
- Attend daily staff meeting.
- Generate leads through calling corporations and prospects.
- Acquire knowledge of property accounting procedures.
- Assist in the development and implementation of promotional programs, including creative newspaper advertising direct mail campaigns and resident referral programs.
- Preparation of leases, maintenance of resident files, maintenance of leasing drawer and Leasing Center/ Office in compliance with M|P|A procedures.
- Assist Property Manager in handling service requests from residents in a timely, accurate and professional manner.
