We are looking for a reliable and skilled Apartment Maintenance Technician to join our team. As a Maintenance Technician, you will be responsible for ensuring that our apartment community is well-maintained, functional, and safe for all residents. You will handle a variety of tasks, including repair work, preventive maintenance, and ensuring the property is in top condition. You will work closely with both residents and property management to provide high-quality service and maintain a safe living environment.
Key Responsibilities:
- General Maintenance:
- Perform general repairs on plumbing, electrical, HVAC, and other systems within the apartments and common areas.
- Troubleshoot and resolve maintenance issues efficiently and effectively.
- Conduct routine inspections of the property, identifying areas needing repair or upkeep.
- Respond promptly to resident maintenance requests and service orders.
- Preventive Maintenance:
- Perform scheduled preventive maintenance on HVAC systems, appliances, plumbing, electrical systems, and other equipment to minimize emergency repairs.
- Maintain and repair apartment appliances, ensuring they are functioning correctly.
- Change air filters, inspect smoke detectors, and maintain safety systems on a regular basis.
- Property Appearance:
- Ensure that apartments and common areas are clean, safe, and aesthetically appealing.
- Assist with cleaning and maintaining outdoor areas, including parking lots, landscaping, and walkways.
- Prepare apartments for new tenants by completing any necessary repairs and cleaning before move-in.
- Safety & Compliance:
- Ensure compliance with all local, state, and federal safety regulations and property standards.
- Identify potential hazards or safety issues and address them in a timely manner.
- Maintain and repair safety equipment such as fire extinguishers, emergency lighting, and exit signs.
- Resident Interaction:
- Interact with residents in a professional, courteous manner to resolve maintenance concerns and enhance their living experience.
- Respond to resident requests and provide clear communication regarding maintenance issues and timelines.
- Administrative Tasks:
- Document and track maintenance issues and resolutions through the property management software.
- Maintain inventory of supplies, tools, and equipment, ensuring proper levels are always maintained.
- Assist in ordering materials and coordinating with vendors when necessary.
- Team Collaboration:
- Work closely with property management and other team members to address larger-scale repairs or special projects.
- Support team members during peak times or when additional assistance is needed.
Qualifications:
- High school diploma or equivalent required (technical certifications or training is a plus).
- Previous experience in maintenance, especially in residential or apartment settings, is preferred.
- Basic knowledge of plumbing, electrical, and HVAC systems, as well as general repair techniques.
- Ability to use a variety of hand tools, power tools, and maintenance equipment.
- Strong problem-solving skills and ability to troubleshoot complex maintenance issues.
- Excellent communication skills and the ability to work well with residents and colleagues.
- Ability to handle physically demanding tasks and work in various weather conditions.
- Availability for on-call emergencies or after-hours service when needed.
Working Conditions:
- Flexible hours may be required, including weekends or evenings for emergency repairs.
- Ability to lift up to 50 lbs, climb ladders, and perform other physically demanding tasks.
- On-call availability for emergency maintenance issues during evenings and weekends.
- Exposure to various weather conditions, noise, and construction materials.
