Overview
An Apartment Certified Maintenance Technician is responsible for ensuring the maintenance and repair of all systems within an apartment complex, including plumbing, electrical, HVAC, and appliances. Key duties include conducting routine inspections, diagnosing and repairing maintenance issues, performing preventative maintenance tasks, and responding to work orders from residents and property management. Technicians may also be responsible for troubleshooting and repairing general wear and tear, painting, and assisting with move-in/move-out preparations. A valid certification in relevant trades and knowledge of building codes, safety regulations, and general maintenance procedures are required. Strong problem-solving skills, attention to detail, and the ability to work independently are essential in this role.
Duties
- Perform routine maintenance tasks on electrical systems, including troubleshooting and repairs.
- Conduct residential painting and general upkeep of property aesthetics.
- Maintain and repair mechanical systems, ensuring all equipment operates efficiently.
- Utilize logic controllers to monitor and control various systems within the facility.
- Read and interpret schematics to assist in diagnosing issues effectively.
- Supervise maintenance staff as needed, providing leadership and guidance on best practices.
- Use an ohmmeter and other tools to test electrical circuits and components for functionality.
- Respond promptly to maintenance requests from residents, ensuring timely resolution of issues.
- Keep accurate records of maintenance activities and repairs performed.
Requirements
- Proven experience in maintenance roles with a focus on electrical and mechanical knowledge.
- Strong understanding of residential painting techniques and materials.
- Ability to read schematics and technical manuals effectively.
- Proficiency with logic controllers and troubleshooting electrical systems.
- Excellent leadership skills with experience supervising teams preferred.
- Strong communication skills in English, both verbal and written.
- Ability to work independently as well as part of a team, demonstrating initiative in problem-solving tasks.
