APARTMENT MAINTENANCE TECHNICIAN
A local apartment complex is currently looking for a talented and reliable maintenance leader to join our maintenance team. Candidates must possess knowledge of HVAC, plumbing, electrical, and carpentry work. Our maintenance team is responsible for maintaining inventory, completing various resident work order requests, preparing vacant units for new resident move-ins, and are involved in preventative maintenance procedures to preserve conditions and functionality of the property. Also, on-call rotation is required along with an ambitious and energetic personality. As a leader you will be working along side the property manager on capital projects, be required to maintaining an organized maintenance shop and stock; which will include ordering of materials as needed. Our maintenance team plays an integral role in the overall success of not only the property, but also the company.

KNOWLEDGE AND SKILLS:

Minor Roofs, maintenance and repairs
ESSENTIAL JOB DUTIES:
Open to change and able to multi-task in a fast-paced environment
Meeting deadlines on all work assignments
Must be able to organize projects, schedule and lead a team of two
Assist in preparing all vacant apartments to market ready condition as needed
Respond to resident requests and work orders in a timely manner
Perform on-call emergency service as required (rotation shared with other maintenance employees)
Report any maintenance concerns for repairs on vacant and common areas to Property Manager.
Assist Property Manager on special projects
Assist Property Manager to meet budget requirements on expenses
Responsible for the proper use of maintenance materials, equipment and motorized vehicles.
Consistently maintains a professional, courteous attitude when dealing with residents, coworker and general public
Perform other job duties as assigned
EDUCATION AND WORK EXPERIENCE:
Trade school or special training a plus
At least 3 years maintenance experience in a residential property setting preferred
Exposure and Training in HVAC, plumbing, electrical, carpentry, and painting
LICENSES & CERTIFICATIONS & TOOLS:
Valid Driver's license with good driving record and auto insurance, and tools
PHYSICAL REQUIREMENTS AND WORKING ENVIRONMENT:
Inside and outside work in all types of weather
Prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, bending, twisting, lifting, pushing, pulling and carrying up to 50 pounds and occasionally up to 100 pounds
HOURS/LOCATION:
This is a full-time 40 hour weekly position plus on call. Monroe, Louisiana
