As part of their growth strategy, the company is now expanding into affordable housing and DCAM (Division of Capital Asset Management and Maintenance) markets, further diversifying their project portfolio.
Description
Develop Project Timeline & Budget: Create detailed schedules and budgets, ensuring alignment with design goals.
Oversee Procurement: Source materials, manage suppliers, and ensure timely delivery.
Supervise Team: Manage subcontractors and on-site workers, ensuring quality and adherence to safety standards.
Monitor Costs & Control Budgets: Track expenses and address potential cost overruns.
Ensure Quality Control: Conduct inspections to maintain high standards and code compliance.
Client Communication: Provide regular updates and resolve client concerns promptly.
Manage Contracts: Negotiate and enforce contracts with contractors and suppliers.
Identify & Mitigate Risks: Address potential project risks early and proactively.
Track Documentation: Maintain records of contracts, permits, inspections, and approvals.
Conduct Final Walkthrough: Ensure all work is complete and client satisfaction before project handover.
Profile
Experience in Custom Home Construction: Proven background in the custom home industry with a strong understanding of the unique challenges involved in designing and building bespoke homes.
Ability to Read and Interpret Drawings: Skilled in reading and interpreting architectural and engineering drawings, blueprints, and floor plans to ensure project accuracy.
Budgeting Skills: Proficient in estimating and creating comprehensive budgets for custom home projects, including materials, labor, permits, and potential unforeseen costs.
Client Communication: Strong interpersonal skills to effectively communicate with clients, manage expectations, and ensure the design aligns with their vision.
Collaboration with Architects and Engineers: Experience working with architects and engineers to ensure design feasibility, address technical issues, and meet construction requirements.
Project Coordination: Capable of coordinating subcontractors, suppliers, and vendors to ensure projects stay on track, on time, and within budget.
Problem-Solving and Adaptability: Skilled in resolving unexpected challenges and adjusting plans to maintain progress and quality.
Knowledge of Building Codes and Regulations: Familiar with local building codes and compliance requirements to ensure projects meet all legal and safety standards.
