Property Manager for Shawnee Lakes Apartments in Lima, Ohio, owned by Mid-Ohio Development Corporation, a Central Ohio property management company.
Overview: As a Property Manager for Mid-Ohio Development, you will be responsible for all aspects of leasing and operations. We are seeking a polished and energetic Property Manager with a commitment to apply their very best. Candidate must have excellent customer service skills, present a consistent professional and courteous attitude, be able to work independently, be self-motivated, detail oriented and able to meet deadlines. Property Management experience a plus.
Job Requirements: The primary role of the Property Manager is to supervise the implementation of the approved management plan for the property assigned to include:
- Maintain the physical appearance of the property
- Maintain occupancy standards at the highest level achievable
- Provide a maximum level of service to residents
- Promote positive resident relations
- Assist in the hiring of subordinate on-site personnel
- Supervise the training and motivation of subordinate on-site personnel
- Meet federal, state and local property standards
- Maximize the Gross Potential by utilizing the approved marketing plan
- Reduce vacancy loss
- Minimize delinquent rents
Operations and Business Functions:
- Responsible for office opening on schedule, condition of office and model apartment
- Welcome and show community to prospective new residents
- Maintain and control the applicant qualification process
- Ensure that lease files are complete and properly executed
- Control lease accuracy in compliance with established procedures and provisions of the lease agreement
- Prepare monthly lease renewals
- Maintain and monitor the operations of the rent collection system to include control of delinquent rents
- Investigate and respond to all resident complaints in a timely manner
- Provide follow-up to ensure resident satisfaction with routine maintenance services
- Ensure timely processing of former resident’s security deposit dispositions in accordance with policies and procedures
- Ensure timely completion of unit preparation for occupancy and in compliance with standards
- Inspect all vacant units to ensure they are in rent-ready condition
- Physically walk and inspect the community on a regular basis, check vacant units
- Work closely with Maintenance Supervisor to monitor and schedule maintenance activity
- Insure adherence to Fair Housing laws.
Other Responsibilities:
- Prepare weekly rental reports
- Prepare purchase orders for payment of invoices within authorized level
- Constant vendor/contractor communications regarding work scheduling, billings, vendor relations and COI’s
- Review all advertising for accuracy
- Prepare site for property inspections and accompany District Manager and Property Owners on inspections
- Attend education programs to stay up to date on industry issues
- Coordinate evictions with local authorities
- Represent property in court for rent and civil issues
Job Type: Full-time
Pay: $45,000.00 per year
