Position Title: Facilities Maintenance Technician
Classification: Non-Exempt
Reports To: Chief Operating Officer
Position Type: Full Time
Expected Hours of Work: Hours vary but are normally M-F, between 8:00 AM - 5:00 PM.
Location: Fort Worth, Texas

POSITION OVERVIEW:
Primary job function is to perform maintenance, cleaning, landscaping tasks, and oversee/manage contractors on Mid-States property. This position requires strong communication, organization, collaboration, interpersonal skills, and cross-functional teamwork.
ESSENTIAL FUNCTIONS:
Completes tasks that include but are not limited to:
- Scheduled weekly office cleaning/sanitizing, trash disposal, window/carpet cleaning
- Scheduled daily gym and shower area cleaning/sanitizing, trash disposal, floor/ window cleaning
- Landscaping/lawn care – including mowing, weed eating, manicuring lawn, trees, and bushes on property
- Maintenance upkeep - painting, seasonal maintenance, appliance repair/replacement, overhead garage door repair/maintenance, ceiling tile replacement, sheet rock repair, light bulb replacement, door knob/locks repair/replacement, furniture/equipment inventory, recycling program management, storage/warehouse coordination, general carpentry/electrical/plumbing, HVAC, driving as needed (personal vehicle) for supply/part pick-ups, etc.
- Proactively develops a maintenance plan for all systems, assesses, and performs repairs as needed
- Develops and maintains positive relationships with all levels of the organization as well as external contacts/vendors
- Assists in coordinating internal moves, renovation, and changes in space configuration
- Manages and oversees outside contractors as needed
- Secures estimates for project parts, labor, and materials
- Coordinating dock deliveries and occasional shipments
- Inventories building supplies and equipment
MINIMUM QUALIFICATIONS, SKILLS, COMPETENCIES, AND EXPERIENCE:
- Ability to communicate professionally and effectively in written and oral forms
- Excellent interpersonal skills
- Demonstrate ability to problem-solve and develop solutions
- Ability to meet deadlines, ensuring they are completed on time and within budget
- Detailed familiarity with hand/power tools, and other repair/maintenance equipment
- Ability to effectively balance multiple projects and tasks concurrently in a fast-paced environment
- Current forklift certification a plus, must become certified within 45 days of hire
- Must possess a valid Class “C” driver’s license and good driving record
- Basic computer skills in Microsoft Word/Excel, /Outlook, and internet searches
- High school graduate preferred, 2-year technical degree or equivalent in a related field a plus
- Minimum 2 years previous experience in facilities maintenance or related role
PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:
- Ability to stand, walk, reach, climb, bend and kneel
- Ability to lift up to 30 pounds frequently and 50 pounds occasionally
- Ability to reach above and below the shoulders
- Ability to use hands and fingers to grasp, twist, and pull
- Ability to withstand external weather conditions (rain, cold, heat or other adverse weather) to perform tasks as assigned

There is little to no travel required for this position.
