Overview
Middleburg is a vertically integrated real estate investment, development, and construction firm specializing in attainable rental housing across the southeastern United States since 2004.
Middleburg is seeking to add a diligent and resourceful team member to the Investments team who will be involved in underwriting and conducting due diligence for new investment opportunities, investment sales, asset management, research, and reporting. This position will require daily interaction and collaboration with other teams across the organization including but not limited to Land Acquisitions, Development, Asset Management, Research, and Property Management.
This position will be full-time, in person, located in the Vienna, VA headquarters and will report directly to the Managing Director of Investments.
Responsibilities
Responsibilities for the position include, but are not limited to the following:
- Underwriting
- Collaborate with the Land Acquisitions, Development, and Research teams to assess investment opportunities to meet company goals regarding the development pipeline
- Conduct thorough diligence on all matters relating to revenue and expense projections
- Prepare complete and accurate financial models incorporating varying capital structures as advised by the Managing Direct of Investments
- Routinely update and maintain Middleburg’s various underwriting tools
- Investment Sales
- Prepare offering memorandums and supplemental marketing materials for investor/lender presentations and meetings
- Adequately address investor/lender diligence questions related to underwriting
- Conduct analyses related to Asset Management including but not limited to:
- Internal valuations
- Hold/Sell analyses
- Portfolio analyses including summarizing current and historical performance
- Conduct analyses related to Research including but not limited to:
- Comparable sales analyses
- Comparable operating expense analyses
- Comparable tax analyses and tax incentives
- Demographic and employment trends
- As applicable, legislative changes impacting underwriting
- Produce reporting including but not limited to:
- Project-specific lender/investor reporting
- Portfolio reporting to fund investors
- Internal reporting
