Middleburg Communities is seeking Project Managers for multiple multifamily construction projects across the Southeastern United States. Middleburg Communities is a full-service real estate firm specializing in multifamily real estate investments through our acquisition, development, construction, and property management services.
The Project Manager must be experienced in wood frame garden-style apartment construction, a problem solver who stays informed about trending market information, and keeps current with knowledge of construction practices. Also, an individual who has strong interpersonal skills with the demonstrated ability to work with a diverse range of personalities and the ability to keep calm under pressure, communicate effectively and multitask. Position Overview:
- Support due diligence efforts performed by the Middleburg Development team to consist of preliminary plan reviews & review of development models.
- Responsible for effective communication throughout the entire project to the President of Construction and other Sr. Construction representatives.
- Assist with the management of processing activities with applicable agencies including negotiations with City Officials, when necessary.
- Communicate with engineers, architects, etc. to determine specifications of projects.
- Communicate with outside vendors to determine agreements/costs.

- Responsible for correct construction permits attained by other parties.
- Manage contractors and other staff members assigned to the project and monitor the performance of all parties.
- Participate in the coordination and finalization of construction drawings and documents.
- Collaborate with the Middleburg Development team and consultants to provide constructability assessments; Attend development meetings with Consultants, as required.
- Develop the progress schedule and assist in the preparation and evaluation of Hard Cost Budgeting including construction pricing estimates, construction schedules, and scope evaluations.
- Assist with Contracts preparation including assembly or preparation of contract documents.
- Manage Project Construction Budget including change order forecasting and evaluation.
- Develop and administer the site utilization program, site services, security arrangements, and other facilities and arrangements necessary for appropriate service to the construction effort.
- Monitoring and ensuring job site and subcontractor compliance with Safety Program.
