Overview
Middlesex County’s Office of Facilities Management is looking for a skilled and detail-oriented Building Management System (BMS) Technician to join our team. In this critical role, you will be responsible for the installation, maintenance, and troubleshooting of building management systems (BMS) across County-owned facilities. Your expertise will ensure the seamless operation of HVAC, lighting, automation, and security systems, helping to maintain an efficient and safe environment for all County buildings.
Key Responsibilities:
Monitor & Diagnose BMS Systems:
- Regularly monitor, diagnose, and optimize the performance of BMS systems, including HVAC, lighting, building automation, and security systems.
Maintenance & Troubleshooting:
- Perform routine system maintenance and promptly address troubleshooting tasks to ensure all systems are running efficiently and reliably.
System Performance Optimization:
- Provide expert recommendations for system improvements to enhance performance, reduce energy consumption, and increase operational efficiency.
Documentation & Reporting:
- Maintain detailed documentation of system operations, maintenance activities, troubleshooting efforts, and any repairs performed, ensuring transparency and accountability.
Installation & Repairs:
- Guide and assist in the installation, maintenance, and repair of BMS systems and related building systems. Ensure all installations and repairs meet industry standards and specifications.
Continuous Improvement:
- Analyze system performance data, identify trends, and implement strategies for continuous improvement, ensuring systems are always up to date and functioning at peak levels.
Compliance & Safety:
- Ensure all BMS operations are in full compliance with relevant regulations, industry standards, and best practices to maintain a safe and reliable working environment.
System Upgrades:
- Participate in the planning and execution of system upgrades, updates, and enhancements to improve functionality and ensure systems are technologically current.
Qualifications:
Education and Experience:
- At least one year of experience working as a BMS Technician or in a similar technical role.
- Strong proficiency in BMS software and tools, including graphical user interfaces, programming languages, and data analysis.
- Experience with HVAC, lighting, building automation, and security systems.
- Familiarity with electrical and mechanical systems, particularly platforms such as Honeywell and Niagara.
- Technical certification, associate’s degree, or bachelor’s degree in a related field preferred.
- Relevant certifications in BMS systems, HVAC, or automation technologies are a plus.
Technical Knowledge & Abilities:
- Ability to read and interpret technical manuals, schematics, and wiring diagrams.
- Excellent problem-solving and troubleshooting skills, with the ability to quickly resolve technical issues.
- Strong analytical skills and the ability to analyze system performance data for continuous improvement.
- Highly organized and capable of managing multiple tasks simultaneously while maintaining attention to detail.
- Strong communication skills, with the ability to collaborate effectively with team members and other departments.
- Able to work independently while contributing to a collaborative and high-performance team environment.
