As a Residential Superintendent, you will be responsible for overseeing the general maintenance, repair, and upkeep of a residential community. This role requires hands-on work and coordination with team members to ensure the safety, comfort, and satisfaction of residents. From handling routine repairs to addressing emergency situations, the superintendent plays a critical role in maintaining property operations efficiently and professionally. This position is live-in, with an apartment provided for the employee on the property.
Key Responsibilities:
Work Order Management:
- Perform routine maintenance tasks such as changing light bulbs, fixtures, outlets, and switches.
- Repair and replace toilets, plumbing components, and supply lines; perform basic sewer and drain line repairs.
- Repair or install kitchen cabinets, countertops, sinks, and faucets.
- Handle minor carpentry repairs, fix windows, doors, and associated hardware (locks, hinges, doorbells, etc.).
- Perform repairs to ceramic wall tiles, floor tiles, and replace appliances as needed.
- Maintain HVAC systems, water heaters, boilers, and air conditioning units (window and central).
- Conduct safety inspections, install window guards, and assist with state-mandated checks twice annually.
- Respond to after-hours emergency calls.
- Ensure the safety and security of the building at all times.
Snow Removal:
- Operate snow plows, salt spreaders, snow blowers, and large snow removal machines.
- Handle manual snow removal tasks, such as shoveling.
Vehicle Management:
- Clean and maintain company trucks; report any mechanical issues.
- Ensure vehicles pass DMV inspections and are equipped with snow removal attachments during the winter season.
- Grounds Maintenance:
- Ensure cleanliness of the property grounds, removing trash and large furniture left after tenant move-outs.
- Collaboration & Communication:
- Collaborate with Property and Project Manager to ensure they are up-to-date with property status.
- Work independently and as part of a team.
- Respond professionally and promptly to residents, tenants, and colleagues.
- Perform miscellaneous duties as directed by the Property and Project Manager.
Qualifications:
- Basic knowledge of electrical, plumbing, carpentry, and HVAC systems.
- Ability to diagnose and perform minor or routine maintenance repairs.
- Experience in snow removal and operating snow removal equipment.
- Strong problem-solving skills and the ability to work both independently and as part of a team.
- Knowledge of safety regulations and procedures.
- Physical ability to lift heavy items, work on ladders, and perform manual labor.
- Ability to respond to after-hours emergency calls.
- Strong communication and organizational skills.
- Previous experience in residential property maintenance is preferred.
- HVAC certification (for higher-level superintendents).
Skills:
Level 1:
- Basic carpentry knowledge: spackling, light painting, changing locks, tile work, and minor kitchen floor repairs.
- Managerial prowess, and ability to oversee multiple groups.
Level 2:
- Efficient in Level 1 duties.
- Basic carpentry and routine construction skills, excluding HVAC knowledge.
- Strong in electrical and plumbing maintenance.
Level 3:
- Proficient in Level 2 duties.
- Intermediate knowledge of HVAC systems.
- Well-versed in electrical, plumbing, and broader construction tasks.
Level 4:
- Proficient in Level 3 duties.
- HVAC certified with extensive knowledge of electrical, plumbing, and construction work.
Salary: Commensurate on Skills and Experience.
