Job Overview: The Residential Housing Operations Lead is responsible for overseeing the leasing activities at our apartment community, ensuring maximum occupancy rates and exceptional customer service.

Key Responsibilities:

  1. Leasing and Occupancy:
  • Develop Strategic Plans: Develop and implement leasing strategies to optimize available units and maintain high occupancy rates.
  • Tenant Relations: Respond to inquiries from potential tenants, providing information about the property, available units, rental terms, and amenities.
  • Conduct Tours: Conduct property tours and follow up with leads to close leasing deals.
  • Prepare Lease Agreements: Prepare and review lease agreements, ensuring they are signed and compliant with regulations.
  • Manage Move-In Process: Manage the move-in process for new residents, ensuring all necessary documents and payments are completed.

Team Leadership:

  • Supervise Staff: Supervise and train leasing agents to ensure they meet leasing goals and provide excellent customer service.
  • Performance Evaluation: Schedule staff shifts and oversee performance to maintain efficiency and effectiveness.
  • Coaching and Development: Conduct regular performance reviews and provide coaching to leasing staff.

Marketing and Advertising:

  • Execute Marketing Campaigns: Develop and execute marketing campaigns to attract new tenants, including online listings, social media, and local advertising.
  • Update Listings: Update and maintain property internet listings to ensure accurate information about available units and rental rates.
  • Host Events: Organize promotional events, open houses, and property tours.

Customer Service:

  • Resident Support: Respond to resident inquiries and address any concerns or issues promptly.
  • Relationship Building: Maintain positive relationships with current residents to encourage lease renewals.
  • Issue Resolution: Handle resident complaints or concerns with professionalism and in accordance with company policies.

Financial Oversight:

  • Collect Revenue: Ensure timely collection of application fees, security deposits, and rent payments.
  • Record Keeping: Maintain accurate records of all transactions, leases, and correspondence.
  • Performance Analysis: Monitor vacancy rates and report on leasing and occupancy trends to the property manager.

Collaboration:

  • Interdepartmental Communication: Work closely with maintenance staff to ensure vacant units are ready for new residents in a timely manner.
  • Concern Resolution: Communicate with maintenance teams to address any concerns from current tenants regarding property issues.

Requirements:

  • Education: High school diploma or equivalent required; a college degree in business, real estate, or a related field is preferred.
  • Experience: Prior experience in leasing, property management, or customer service is required.
  • Knowledge: Strong knowledge of fair housing laws, leasing contracts, and property management practices.
  • Skills: Excellent interpersonal and communication skills, ability to lead, motivate, and manage a team effectively, proficiency with property management software and Microsoft Office Suite.
