RealWise Property Management is seeking an experienced On-Site Community Manager for Midtown Lofts, a new 70-unit luxury apartment community in Southern Oregon. This role requires working directly at the property, serving as the main point of contact for tenants and the property owner. This position does not include an apartment, but on-site housing is available for those interested. If chosen, total compensation will be adjusted accordingly.

The On-Site Property Manager will oversee all day-to-day operations, including tenant relations, inspections, maintenance coordination, and communication with both the property owner and management company. The goal is to ensure smooth operations, maintain the property’s pristine condition, and uphold the property’s rules and regulations.

Qualified candidates must have excellent customer service skills, be proficient in general computer use, typing and office applications, multi-tasking, organizational skills, and data entry, and possess strong written and verbal communication skills. We are seeking individuals who are committed, reliable, and have a willingness to learn. Property management experience is required.

Job Responsibilities:

  • Serve as the primary point of contact for tenants, addressing concerns, resolving issues, and ensuring adherence to property rules.
  • Manage the entire leasing process, from unit preparation and marketing to tenant selection and lease execution.
  • Show vacant units to prospective tenants, explaining the application process, leasing terms, and property guidelines.
  • Develop and implement strategies with property owners to minimize vacancies, including competitive pricing and lease renewals.
  • Coordinate routine and emergency maintenance requests, ensuring prompt response and quality repairs through vendors.
  • Perform light maintenance and cleaning tasks to maintain the property's appearance and ensure a welcoming environment.
  • Oversee parking compliance, ensuring tenants and visitors follow parking regulations to maintain order.
  • Supervise shared amenities, ensuring they are clean, functional, and accessible to tenants.
  • Act as the liaison between property owners, the management company, and tenants, fostering open and effective communication.
  • Provide regular updates to property owners on property conditions, tenant concerns, and maintenance needs.
  • Conduct move-in, move-out, and routine unit inspections to assess conditions and ensure compliance with lease terms.
  • Perform daily property inspections to monitor maintenance needs, safety concerns, and rule violations.
  • Ensure compliance with local housing regulations and property policies to maintain a safe and legally compliant environment.
  • Manage tenant move-ins and move-outs, ensuring proper documentation of unit conditions and a smooth transition.
  • Prepare and submit monthly reports to property owners, detailing income, expenses, vacancies, and other updates.
  • Collaborate with the internal team and utilize technology-based tools to improve efficiency in daily operations.
  • Assist with collection efforts for current and former tenants, working closely with the Assistant Property Manager.
  • Uphold a professional image of the company, building strong relationships with property owners and tenants.
  • Contribute to meeting individual and departmental KPIs/metrics to support the overall profitability of the assigned portfolio.

Job Type: Full-time

Pay: $40,000.00 - $50,000.00 per year

Experience:

  • Property management: 3 years (Preferred)

License/Certification:
