As an Estimator, you will be responsible for performing commercial flooring takeoffs, creating scope drawings, and collaborating with internal teams to ensure successful project execution. We utilize industry-standard software to maximize accuracy and efficiency, ensuring Midway Flooring maintains a competitive edge in the marketplace.
Key Responsibilities
- Blueprint & Specification Review: Analyze and interpret architectural plans, bid documents, and specification books to develop accurate flooring estimates.
- Material Takeoffs & Waste Optimization: Utilize industry-standard estimating software to perform precise material takeoffs, minimizing waste while maintaining installation integrity.
- Scope Development & Labor Planning: Define labor requirements, including substrate prep, floor leveling, moisture mitigation, and installation methods, to ensure smooth execution.
- Shop Drawings & Installation Planning: Create clear, detailed shop drawings for installers, including flooring layouts, transition details, wall base placement, and special site conditions.
- Cost Estimation & Pricing Coordination: Work with manufacturers, distributors, and internal teams to secure accurate material pricing and availability, accounting for lead times and delivery schedules.
- Vendor & Manufacturer Communication: Maintain strong relationships with key flooring manufacturers and suppliers in the Chicagoland area to stay updated on product lines, pricing, and material trends.
- Project Handoff Meetings: Collaborate with project managers to ensure seamless transitions from estimating to execution, providing necessary documentation and scope clarification.
- Change Order Management: Quickly and accurately revise estimates and scope drawings to accommodate project changes, including material substitutions and unforeseen site conditions.
- Multi-Project Management: Handle multiple estimates simultaneously while prioritizing deadlines in a fast-paced, bid-driven market.
Industry-Specific Requirements
- Substrate Conditions & Prep Requirements: Understanding of moisture mitigation, floor leveling (self-leveling, skim coating), and patching to comply with Chicagoland’s varied commercial project needs.
- Union vs. Non-Union Install Considerations: Knowledge of union labor requirements, prevailing wage rates, and jurisdictional regulations impacting Chicagoland flooring projects.
- Common Flooring Systems & Brands: Familiarity with major manufacturers like Shaw, Mohawk, Interface, Tarkett, Mannington, Dal-Tile, American Olean, and Laticrete.
- Public & Private Sector Bid Compliance: Experience with government, healthcare, education, and corporate bid requirements in Chicago and the surrounding suburbs.
- LEED & Sustainability Requirements: Understanding of LEED certification, FloorScore, and sustainability standards frequently required in Chicago commercial projects.
- Material Logistics & Supply Chain Considerations: Awareness of local distribution centers, material storage limitations, and delivery scheduling to avoid project delays.
Preferred Skills & Qualifications
- Proficiency in Industry-Standard Estimating Software: Experience with Callidus, RFMS, MeasureSquare, or similar flooring takeoff software.
- Advanced Construction & Flooring Knowledge: Strong understanding of moisture testing, adhesives, installation methods, and floor prep techniques.
- Ability to Format & Standardize Estimates: Consistency in following Midway Flooring’s company-specific estimating guidelines and documentation standards.
- Strong Organizational & Communication Skills: Ability to multi-task, manage deadlines, and effectively communicate with project managers, sales teams, and vendors.
- Attention to Detail & Accuracy: Precision in takeoffs and estimates to reduce material overages, prevent installation issues, and maximize project profitability.
Requirements
- Bachelor’s degree in construction management, engineering, or related field preferred, OR equivalent industry experience.
- Minimum of 5 years of commercial flooring estimating experience.
- Strong knowledge of commercial construction practices, bid procedures, and flooring installation techniques.
- Ability to manage workload independently and work in a deadline-driven environment.
- Proficiency in Excel, AutoCAD, Bluebeam, and other industry-standard software.
