PROJECT MANAGER ROLE RESPONSIBILITIES AND EXPECTATIONS

Goal is customer management, this will be our best sales tool for repeat work for Midwest Steel Fab, LLC

You are a leader of this Company and fellow employees will follow your example.

All for One, One for All when it comes to all employees of all companies.

Look out for Palisade Enterprises, Builders Rebar and Midwest Rebar just like you would for Midwest structural.

You must have a Positive/Can do attitude always.

Show confidence without arrogance.

Manager – You need to care about everybody like you care about yourself. You need to focus on making each of the employees better as much as you need to focus on your RRE’s.

Office dress is jeans & collared shirts, always to be nice and presentable.

Everyone you encounter shall be treated professionally.

Language shall be always be presented professionally.

Strive to change the general perception of how members of this industry behave and act.

Create a smooth process for production to be able to run (1) complete job through the shop at a time. Complete that job 100%.

Communicate with customer and set their expectations to align with the shop fabrication schedule.

Once job has been awarded to MWSFI, gather job information from the job folder, create Gannt chart, and award detailing within 5 days.

Establish timeline with detailers that corresponds to dates that we have agreed upon with our customer, provide Gannt chart, and maintain constant communication with each detailer.

Anchor bolt placement drawings and details to go out for approval in accordance with date set on Gannt Chart. Once we have approved drawings (quantities/detail), order AB’s.

Execute all AB orders prior to drawings hitting fabrication, have AB’s shipped to the jobsite if out of town, or to the shop if in town and a driver is available. (2-3 quotes stored in the job file for reference)

Communicate existing fabrication schedule and shop drawing schedule (Gannt Chart) with customer within 1 week of receiving NTP/LOI or PO prior to receiving first set of drawings for approval.

Once we receive shops for approval, create transmittal template, update Gannt chart, and send those along with the drawings for approval to customer, establishing return timeline in order to maintain schedule outlined in the Gannt chart.

Educate customer on current fabrication schedule and deliveries. Contingent on return dates, the Gannt chart affirms expected delivery dates for job in question.

Maintain communications with customer at a minimum of once weekly on approval drawing status, for both steel shops and bar joist and deck shops if applicable, rfc’s/rfi’s responses, customer expectations, coordination with production, general concerns, etc.

Once approval drawings are received, coordinate with the customer projected timelines contingent on for fab drawings. Send to Gannt chart to customer again, establishing timeframe for material to be delivered to the jobsite.

Communicate with customer which members that they are needing first, create mark list, including miscellaneous material, to be fabricated in a specific order.

Submit drawings for fabrication with Gannt chart to production, coordinate with fabrication and establish first truck delivery date, and estimated remaining trucks for the rest of the job. Use this information in OP meetings in correlation with production schedule. Communicate that information with the customer.

You maintain all communication with the customer and detailed on any questions production might have.

Coordinate with production and customer on all delivery dates.

You are not above doing anything for the company. If it needs to be done, do it. If it is another employee’s responsibility, then bring it to their attention and/or assist them in getting the task accomplished.

Work hours are set so everybody can be productive, don’t be late.

You must make yourself available to “do whatever it takes” to get the job done, you are the final responsible party.

Work hours are a minimum of 7:00am to 4:30pm or longer as required to complete your workload.

Work hours should be spent doing work that adds value to Midwest Steel Fab.

Please do not make long personal calls, text frequently, use social media, or engage in any activities that serve as a distraction from work while on the clock.

Communication with the Customer, other companies, and other Employees is 100% your responsibility.

You are responsible for communicating to the appropriate parties about the overall Company and anything that pertains to you. You need to be transparent in everything you do that relates to the Company. You cannot communicate too much.

Cell phone should be accessible from 7:00am - 9:00pm every day, Mon-Sun.

Texts shall be returned within 10 minutes during the week and within 30 minutes on the weekend.

Emails shall be replied to immediately, but at least within 30 minutes during the week and 24 hours on the weekend.

Your phone needs to be an extension of your arm due to the urgency of some communications.

Execute a Purchase Order for any material purchased, no matter how big or small.

Give the P.O. back to OM for proper distribution.

When buying materials, always get at least two quotes or preferably, get three.

Fight for every dollar.

Every dollar that is spent is one less dollar of Margin.

Overhead is paid before Profit.

When buying materials always put a job name and/or number on the ticket so it can be traced back to the Purchase Order.

Any delivery tickets, bills of lading, or receipts shall be placed in the appropriate folder/basket.

On projects that require it, keep documentation as required (certifications, project specific requirements).

Change Orders: Never do any work without a signed agreement or a verbal commitment.

Create and build strong relationships with the Customer, Architect, other Suppliers and other Sub-Contractors

throughout the process of the project to demonstrate a professional business ethic.

You will be expected to participate and attend AGC meetings (Annual convention and two other events annually).

Prospecting for new detailers for future jobs

Prospecting for new anchor bolt suppliers

Coordinate with MWSFI employed engineers for project requirements (i.e. calculations, providing moment connections, engineer stamps of approval) confirm they have professional liability insurance

Maintaining DOT driving status

Deliveries if necessary

Compiling job information/correspondence and facilitating conference calls between Midwest/Outside detailers/Customer/Suppliers

Obtaining material calculations for customers/engineers (i.e. grating load capacities, turnbuckles, safe working loads)

Obtain and maintain AISC certification (or similar certification) for MWSFI

You are a leader of this organization and we will only be as good as you make us. This list is a guide of our expectations, but ultimately, we expect that you will make value-added decisions for the customer, each other, and the company and “TO DO WHATEVER IT TAKES TO GET THE JOB DONE”. Communicate, communicate, communicate with the Customer, General Contractor, Suppliers, Venders, Project Managers, other Midwest Steel personnel, material suppliers, Architect, and other Companies is vital to the performance of the company(s).

Pay: $50,000.00 - $65,000.00 per year
