The Regional Marketing Manager is responsible for leading marketing efforts for a portfolio of 25 to 35 apartment communities across multiple markets within the Eastern region. This hybrid role requires working from one of our corporate offices at least two days per week. Potential markets and corresponding office locations include Atlanta, Nashville, Charlotte, Raleigh, the DC Metro area (Bethesda, MD), Orlando, and South Florida (Boca Raton).
In this role, the Regional Marketing Manager will collaborate with Community and Regional Managers to generate qualified leads, drive property tours, and support strong occupancy performance. They will also ensure brand consistency and integrity across the Modera, Amavi, Alister, and Beckett portfolios. This position reports to the Regional Vice President of Property Marketing for the Eastern region and works closely with both the Corporate Marketing & Communications team and the Digital Marketing team.
Essential Functions/Responsibilities
- Develop and implement comprehensive marketing strategies to support stabilized and lease-up communities in achieving budgeted occupancy.
- Serve as the marketing expert and consultant for regional leadership, community teams, and onsite leasing associates. Stay current on rapidly changing marketing landscape.
- Optimize digital presence, including but not limited to property websites, SEO, PPC, ILS (Internet Listing Services), and social media to maximize lead generation.
- Identify and execute grassroots and hyper-local marketing initiatives tailored to each community’s target demographic.
- Partner with site teams to ensure consistent execution of marketing strategies and brand messaging.
- Monitor and analyze marketing performance metrics, including lead conversion rates, website traffic, digital ad performance, and occupancy trends in collaboration with Marketing Analyst.
- Collaborate with marketing vendors and ad agencies to optimize marketing spend and campaign performance.
- Conduct competitive market research to identify trends, positioning opportunities, and demand drivers for assigned communities.
- Train and support leasing teams in utilizing marketing tools and local outreach strategies.
- Work closely with internal teams, including Property Management, Digital Marketing, and Creative Services, to ensure strategic alignment.
- Provide marketing guidance on new developments, including creating a comprehensive strategy, aligning on signage and branding, coordinating promotional efforts, and ensuring a cohesive marketing approach across all channels.
- Manage and track marketing budgets for assigned communities, ensuring efficient allocation of resources to maximize ROI.
- Ensure all marketing efforts comply with Mill Creek Residential brand standards and Fair Housing regulations.
Education and/or Experience
- 5 years of regional marketing experience in residential real estate; conventional multifamily experience strongly preferred. Experience with built-to-rent (BTR) communities and single-family rentals a plus.
- Bachelor’s degree in Marketing, Business or Communications or related field preferred.
Skills/Specialized Knowledge
- Excellent verbal and written communication, presentation, and relationship-building skills.
- CRM (Entrata and Yardi) a plus.
- Highly organized with ability to manage multiple projects simultaneously.
- Experience with project management tools (Smartsheet or Monday.com) is a plus.
- Strong analytical and data interpretation skills, especially in Google Analytics, Excel, and BI dashboards.
