GENERAL JOB DESCRIPTION
We are looking to employ a Preventive Maintenance Technician with knowledge of residential and commercial building trades, cleaning procedures and maintenance. A Preventive Maintenance Technician is expected to have fantastic organizational and time management skills. You will display natural leadership and possess excellent communication skills with a great eye for detail.
To ensure success, a Maintenance Technician should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments and cleaning. Top candidates will be fantastic at building and equipment maintenance procedures and have knowledge of health and safety regulations and practices.
DUTIES & RESPONSIBILITIES
Key Responsibilities:
General Preventive Maintenance: Perform routine preventive maintenance tasks such as HVAC duct cleaning and filter changes, changing out light switches, light bulbs, minor electrical work, replacing door handles, seals, and closures, general parking lot maintenance, moving or putting officer furniture together, hanging signs and interior pictures, and other minor preventive maintenance tasks needed.
Specialized Maintenance: Support remediation and restoration efforts following flood, fire, and mold events in residential and commercial properties. Including delivering and setting up equipment, removing flooring, sheetrock, trim, etc., taking moisture readings, supporting Maintenance or Construction teams with replacement as needed.
Unit Turnover: Occasionally fill in on a Turn Crew to prepare vacant units for new residents by making repairs, painting, and ensuring that the units are move-in ready.
Work Orders: Respond promptly to maintenance requests from residents and staff, prioritizing tasks based on urgency and ensuring timely completion. Ability to diagnose and/or replace appliances and equipment.
Warehousing: support the company warehouse location and Warehouse Coordinator with inventory and parts pick up as needed.
Safety Compliance: Ensure compliance with safety regulations, including fire alarms / riser & extinguisher inspection tags, emergency lighting, and other safety systems in multiple properties.
Vendor Coordination: Work with external contractors and vendors as needed for specialized repairs and services.
Documentation: Keep accurate records of maintenance tasks, repairs, and inspections.
Customer Service: Promote good public relations with residential and commercial tenants, co-workers, and company staff. Always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees. Always maintain professionalism.
Qualifications:
EDUCATION & TRAINING
High school diploma or equivalent; technical training in maintenance-related fields preferred.
KNOWLEDGE & EXPERIENCE
At least one year of property maintenance experience is required.
SKILLS & ABILITIES
Basic knowledge of building systems, including HVAC, minor plumbing, miner electrical, and mechanical, interior & exterior repairs.
Ability to troubleshoot and solve problems quickly and effectively.
Excellent communication and customer service skills.
Ability to work independently and manage time efficiently.
Available for after hours and weekend work when required.
Valid driver’s license and reliable transportation is required.
WORKING CONDITIONS
Physical ability to perform manual labor, including lifting up to 75 lbs, climbing ladders, bending, stretching, and working in various weather conditions.
