What are the responsibilities and job description for the Section 8 / Housing Inspector position at Millennium Property Management?
The Housing Inspector is responsible for conducting inspections of residential and commercial properties to ensure compliance with federal, state, and local housing codes, as well as HUD, HQS, REAC and NSPIRE protocols. This role involves evaluating building conditions, documenting deficiencies, and providing recommendations for corrective actions.
Key Responsibilities:
- Conduct thorough inspections of properties, including exterior grounds, common areas, lighting fixtures, and basements.
- Assess properties for compliance with HUD, NSPIRE, HQS, REAC and other applicable regulatory requirements.
- Identify maintenance and safety violations, document findings, and generate detailed inspection reports.
- Communicate inspection results to property managers, owners, and other stakeholders.
- Recommend corrective actions for non-compliance and follow up on remediation efforts.
- Participate in training programs to stay updated on changing inspection standards and protocols.
- Maintain confidentiality and professionalism in handling sensitive property information.
Requirements & Qualifications:
- Prior experience in property inspections, real estate, or housing authority operations preferred.
- Must be proficient in YARDI and Microsoft Excel
- Knowledge of HUD, NSPIRE, HQS and REAC inspection protocols.
- Strong attention to detail and ability to identify property deficiencies.
- Ability to work independently and manage multiple inspection assignments efficiently.
- Proficiency in using mobile applications and digital tools for reporting.
- Excellent written and verbal communication skills.
- Reliable transportation for traveling to multiple inspection sites.
- Ability to work in various environmental conditions and perform physical tasks such as climbing stairs, bending, and walking for extended periods.
