Summary of Position:
The Senior HVAC Technician is responsible for the proper maintenance of the heating, air conditioning, and ventilation systems on Milton Academys campus, for coordinating with vendors, and ensuring sufficient supplies are on hand. In addition, the individual must be able to operate the building management system (BMS), including the adding of new schedules and equipment, and be able to diagnose and resolve system alarms and issues, making recommendations for repair and replacement as appropriate. The Senior HVAC technician further serves as the main point of contact for regulatory inspections and coordinates with contractors and the Building Maintenance Manager to ensure that new systems are inventoried and tracked. The individual in this position must work collaboratively with the Facilities Services team and have a customer service orientation to working with students, faculty, and staff.
Essential Functions and Responsibilities:
- Responsible for the repair and proper upkeep of all building systems and physical components within all academic, administrative, athletic and residential properties at Milton Academy.
a. Performs Operations & Maintenance (O&M) inspections for both electrical and mechanical equipment.
b. Performs regular maintenance on equipment to ensure continuing operation, including the replacement of filters per recommended schedules.
c. Uses experience and technical skills with preventive maintenance and system operations to determine service requirements.
2. Ensures sufficient filters and other supplies for maintenance and repair are on hand.
3. Responds to HVAC-related work orders; evaluates alarms and develops plans to address the issues, engaging managers as needed.
4. Manages system performance and settings via the building automation system, including revising schedules for events and other reasons; the senior technician is responsible for writing schedules, running reports, evaluating performance based on available data, and identifying problematic circumstances.
5. Manages vendors that help maintain systems on campus.
6. The senior technician serves as the main point of contact for regulatory inspections and agencies.
7. Annually reviews preventative maintenance schedules for each piece of equipment within the preventative maintenance system to ensure that all equipment is regularly and properly maintained.
8. Documents and highlights repeated system issues for facilities management. Makes recommendations for replacement.
9. The senior technician ensures all major systems are inventoried.
10. Collaborates with vendors and contractors who work on capital projects to improve or replace systems to understand system operations and preventative maintenance needs.
11. The senior technician collaborates with the Building Maintenance Manager to ensure that information on systems improved or replaced is available, documented, and transferred to the appropriate database(s) at project close-out. Creates new preventative maintenance schedules (and removes old schedules) when systems are replaced or additional ones are added.
12. Supports and assists other trades, working collaboratively and performing tasks as needed.
13. Supports and assists other areas of Facilities Services, including snow removal, special events, function set-up, and special projects.
14. Provides emergency on-call services during evenings and weekends (24/7).
15. Other duties as assigned.
Supervision to be received: This position reports to the Associate Director of Buildings Operations and Utilities, with day-to-day direction provided by the Building Maintenance Manager.
Supervision to be exercised: There are no direct reports for this position. That said, this individual must collaborate with other HVAC technicians and trades as well as external vendors.
Education/Certification/Licensure
Required: Technical certificate in HVAC
Universal CFC license
Completion of multiple classes and/or certifications in building management systems
Must possess a valid drivers license and be able to drive a vehicle for Milton Academy in accordance with the schools policies and procedures
Preferred: Massachusetts Refrigeration Technician license
Experience
Required: 7 or more years of HVAC-related experience
Understanding of advanced building systems
Advanced knowledge of HVAC repair work
Preferred: 10 or more years of HVAC-related experience
Physical Abilities:
Required:
- Must be physically able to move around the Milton Academy campus without restriction.
- Ability to lift and carry materials and equipment weighing up to 50 pounds.
- Must be able to perform work from various physical positions, including kneeling, crawling, bending, twisting, and standing for extended periods.
- Climbing ladders and working in overhead spaces is required.
- Excellent hand-eye coordination and the ability to use hand tools, wiring equipment, and other technical instruments in tight or confined spaces.
- Must be comfortable working in various environmental conditions, such as unconditioned spaces and outdoor environments.
- Must be able to distinguish sounds and communicate effectively to diagnose equipment and coordinate with team members.
- Adherence to safety protocols, including wearing personal protective equipment (PPE), is essential.
