Summary:
This is a position that supports the daily operations of the facilities & engineering department for the entire Deer District. This includes the safe and efficient preventative maintenance and repairs of the equipment that are used regularly within the District.
Responsibilities:
- Provide effective and timely customer service to clients and team members.
- Performing journey level electrical work and locating and diagnosing trouble in electrical systems or components.
- Installing, maintaining and repairing any of a variety of electrical equipment such as generators, transformers, switchboards, controllers, circuit breakers, motors, heating units, conduit systems, or other transmission equipment.
- Prepare and deliver job service reports, deficiency reports and proper completed work orders.
- Assist in overseeing all facility systems including Mechanical, Electrical, Plumbing, and Fire/Life Safety.
- General knowledge for solving, maintaining, and repairing HVAC, Refrigeration, Electrical, Plumbing equipment, and the building automation systems to ensure the safe, efficient, and economical operation.
- Recommend modifications, replacements, repairs, and procedures. Generates a short term and long-term Preventative Maintenance plan for the District.
- On a routine and preset basis, inspect systems, equipment, or components to identify hazards, defects or the need for adjustment or repair, as well as to ensure compliance with codes.
- Read and interpret equipment manuals to perform required maintenance and service.
- Responsible for oversite and processing of facility work orders and completion in the appropriate timeframe. Deer District LLC uses Altum (Asset Essentials) as its functioning CMMS Software Solution.
- Event coverage to include, but not limited to management of Building Systems related to ALL MEP Systems in the District.
- Assist with the monitoring of vendors and outside contractors as appropriate.
- Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with the Deer District, LLC.
- Respond to emergency situations in accordance with departmental policies and procedures.
- Perform routine preventative maintenance according to established schedules.
- Prepare and maintain accurate preventative maintenance and repair records regarding annual inspections of equipment and MEP systems.
- Responsible for reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims.
- Work within Metasys Building Automation System.
- Maintain an inventory of supplies and initiates requests for repair parts and service.
- Assists in new construction, remodeling, and maintenance projects.
- Read, interpret, and modify blueprints, specs and electrical schematics, to maintain the most up to date, set of as built and record documents.
- Implement and perform all work within all Federal, State and Local Safety Laws (i.e. ADA Compliance, OSHA Standards).
- Regularly lift and or move up to 10 lbs., frequently lift and/or move up to 50 lbs. and occasionally lift and/or move more than 50 lbs.
- Other duties as assigned.
Qualifications:
- High school diploma or equivalent experience
- Valid Driver's License
- 5-10 years of direct on the commercial building experience
- State of WI Electrician License Required
- Master electrician License is preferred
- Has a solid understanding of Federal, State and Local building code requirements
- Experience with the Johnson Controls Metasys BAS.
- Experience working with Computerized Maintenance Management Systems.
- Have a solid understanding of OSHA 30 safety laws with regards to the HVAC/General Industry Standards and understanding of Federal, State and Local building code requirements. Certification is a plus!
- Excellent personal organization skills and exceptional planning skills to avoid reactional situation(s).
- Flexibility to respond to urgent client requests on evenings and weekends when necessary.
- Excellent verbal and written business communication skills.
- Ability to work nights, weekends, and holidays on a regular basis.
- Highly physical and requires regular use of hands, fingers, walk, stooping, and kneeling.
