Under the supervision of the CEO/President, the Director of Facility Operations is responsible for ensuring all Mirror owned facilities and mechanical equipment contained within those facilities are in a safe and working order. When equipment breakage or unsafe facility conditions occur the Director of Facility Operations should work effectively and efficiently to correct the existing problem. The Director of Facility Operations shall operate in accordance with the policies set forth by the Board of Directors and as implemented by his/her supervisors and all parties involved shall abide by all applicable laws and regulations. In particular those regulations related to facility conditions, client/staff life safety and fire code compliance cited in the KDADS Licensure standards, KDOC, BOP or AOUSC, contractual agreements and any similar issues cited in City, State and Federal statutes. Duties include oversight of Mirror properties, purchasing of maintenance and operational supplies (facility mechanical equipment or supplies, furniture, fixtures, flooring, etc…), liaison with building contractors, liaison with government building inspectors (when we are building facility, remodeling or renovating an existing facility or parking area), oversight vehicle purchasing and maintenance, oversight of agency conformance to life and fire safety codes, delegation of or scheduling of facility repairs.

Duties and Responsibilities:
1. Purchase maintenance and operational supplies (facility mechanical equipment or supplies, furniture, fixtures, flooring, etc…).

2. Consult with President/CEO on all agency building, renovation or re-model projects.

3. Designated liaison with building contractors for all Mirror building, remodel or renovation projects. Inspect jobs completed by contractors and do final punch list for any new construction projects.

4. Designated liaison with government building inspectors (when we are building a new facility or remodeling or renovating an existing facility or parking area). May involve some interaction with zoning personnel at times.

5. Oversight vehicle purchasing and maintenance, oversight of agency conformance to life and fire safety codes, delegation of or scheduling of facility repairs.

6. Maintain client/offender and program confidentiality as required by federal law.

7. Maintain a personal level of subject matter expertise necessary to ensure the department activities are carried out on a best practice basis with a focus on operational continuity.

8. Monitor maintenance requests. Authorize maintenance staff purchases.

9. Collaborate with facility directors to inform and support the overall deferred maintenance initiatives to identify resource limitations and prioritizations.

10. Support and lead various efforts related to the strategic improvement initiatives for all facilities.

11. Interview and hire maintenance employees.

12. Handle supervision and discipline of all maintenance department employees. Continually develop the workforce within the areas of accountability to meet the organizations goals.

14. Maintain facility blue prints on all Mirror property.

15. Develop and support positive outcomes by combining problem-solving proficiency and strong interpersonal skills and team collaboration.

16. Handles crisis situations when on-call staff is not available or skilled enough to manage the situation.

17. Perform other duties as directed by your supervisor(s).

1. High school diploma or General Educational Development certificate. College degree preferred. Additional schooling in building maintenance trades is preferred.

2. Vocational/Technical courses and/or work related experience in building maintenance, building systems, climate/environmental control systems, plumbing, and/or light electrical is required.

3. Experience in supervising and interacting with persons addicted to drugs or the offender/prison population would be desirable.

4. Experience in facility maintenance and vehicle maintenance is required.

5. Demonstrated ability to effectively supervise the work of others.

6. Demonstrated ability to organize, prioritize and follow through with multiple tasks related to the facility repairs for a multiple-site agency. Must have the ability to delegate projects to maintenance staff employees and then provide technical assistance if necessary to make sure the project is completed properly and according to all applicable codes or accepted building practices.

7. Must be adaptable to change and have effective organizational skills.

8. Must be able to work in concert and in collaboration with the President/CEO and other agency managers.

9. Must be able to pass agency authorized security (adult & child abuse) and background checks.

10. Every employee must be free of chemical dependency for at least 2 years prior to employment.

11. Good reading, writing and communication skills.

12. Available on-call basis to handle "major" problems related to facility maintenance or operation.

13. Awareness of the disease of addiction is desired.

14. Must be proficient in computer skills and/or experience or skills with an Electronic Health Record.

15. Must be able to enter maintenance and environmental management data in the agency’s electronic record.

16. This position involves working, climbing stairs, bending, shoveling, lifting (or assisting) up to 50 pounds (when necessary).

17. Must have valid driver’s license. Be able operate machinery (such as power tools, lawn mowers, etc…) and motor vehicles (when necessary).

18. Must be able to travel to the Mirror facilities in order to perform maintenance repairs on an as needed basis. Mirror sites include but are not limited to Newton, Kansas City, Wichita, Hutchinson and Topeka, etc… Some overnight stays may be required on occasion.
