Position Purpose
The purpose of this position is to develop and implement facility maintenance policies and procedures in an efficient, cost-effective manner to safely meet residents’ needs in compliance with federal, state and local requirements.
Supervisory Responsibility: Supervises one or more nonexempt employees
Essential Job Functions – Principal Accountabilities
- Develops and implements maintenance systems to meet residents’ needs in compliance with federal, state and local requirements.
- Determines the personnel requirements for the maintenance department and makes recommendations for sufficient staff to implement maintenance policies and procedures.
- Develops and implements a monitoring system for the maintenance department and makes recommendations for implementation to assure compliance with federal, state and local requirements.
- Supervises the entire operation of the maintenance department.
- Orders or requisitions sufficient supplies to operate the maintenance department.
- Inspects and identifies equipment or machines in need of repair.
- Troubleshoots issues to determine necessary repairs.
- Plans repair work using building’s blueprints or equipment manual as needed.
- Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures.
- Performs routine maintenance on building systems.

- Stand, traverse, ascend/descend stairs, move/transport carts weighing over 100 pounds, grasp and manipulate tools/equipment to perform cleaning functions. Occasionally move equipment weighing up to 50 pounds.
- Stretch, bend, stoop, squat, twist, crouch, kneel, and balance to perform maintenance activities and to access equipment and supplies.
- Prolonged periods standing and walking.
- Converse with others, write legibly, read and comprehend written/verbal information.

Minimum Requirements
Education: High school diploma or GED, or equivalent is required.
Experience: Experience performing the essential functions of the position is desirable.
