What are the responsibilities and job description for the Manager of Building Maintenance and Landscaping position at Mississippi Aquarium?
POSITION SUMMARY
Maintenance manager needs to be a leader with exceptional organizational skills. Ideal candidate also to has a technical understanding and/or real life experience with electric, HVAC, and carpentry. Maintenance manager develops and implements a proactive maintenance strategy for build mechanical systems and landscape. Ensures safety standards are met. Works with SVP to track projects, work orders, budget and expenses. Schedules maintenance tasks, responding to emergencies and supervising maintenance staff. Forecasting, ordering and negotiating prices for spare parts and maintains necessary inventory. Helps SVP to hire and manage subcontractors and venders. Develops company policies and standard operating procedures as needed. Administer coaching, mentorship upon staff. This is a hands on position and is expected to lead by example and help with daily duties or coverage when necessary.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Provides direct supervision and technical support of to all facility maintenance and landscape operators.
- Supervises the performance of required daily inspections and routine maintenance of all major building equipment.
- Directs team and schedules them to perform preventive maintenance, troubleshoot, isolate and coordinates the repair of building systems and their components.
- Ensures the complete coordination and optimum scheduling of maintenance operations.
- Works with SVP of Property Operations to design, develop, budget and/or physically modify spaces and other future additions or changes to the aquarium.
- Assists in the development and implementation facility operations budget, covering all aspects of operation, maintenance and capital improvements.
- Locates, prices and generates purchase order requests for new equipment for aquarium projects within budget guidelines.
- Develops standards operating procedures and maintains a preventive maintenance program for all equipment and components.
- Establishes and maintains equipment maintenance records as required and generates necessary reports, including budget request and purchase order justifications.
- Assists as required with the design and construction of focus throughout the building and at offsite facility.
- Maintain a safe work environment and establish a strong safety oriented work ethic within the facility operation group and within all of Mississippi Aquarium.
- Ensures facility operators maintain an optimal skill level, through training and professional development.
- Undertakes special projects as assigned by SVP or Property Operations.
QUALIFICATIONS
- High school diploma or GED required. Associates or bachelors or equivalent experience preferred
- Minimum of 5 years of experience with plant or commercial building maintenance.
- Minimum of 3 years of experience work with building mechanical systems.
- Preferred 2 years experience managing direct report team of mechanically based employees at a commercial facility or plant.
- Prior experience operating, troubleshooting and when possible fixing commercial equipment (HVAC, boilers, chillers, VFDs motors, etc).
- Stout understanding of automated controls systems, IO devices and commands highly preferred.
- Familiarity with Metasys and JCI control systems is a major plus.
- Electrical Level II minimally, III preferred
- Familiarity with industry standard practices and procedures as it pertains to water quality and environmental guidelines and regulations.
- Experience with power tools, hand tools, welding, and fabrication using a variety of materials.
- Able to work in spaces with limited clearance, at heights, and/or close contact with other team members.
- Fall protection and confined Space entry certification or the ability to receive certification within 1 year of employment.
- Regular and consistent use of Personal Protective Equipment (PPE) included but not limited to a properly fitted respirator, eye and ear protection, gloves, hard hat, harness, steel-toed footwear
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
- Strong supervisory skills and ability to maintain a positive work environment.
- Budget development and management skills are a major plus.
- Ability to work from discussions, direction and drawings to conceptualize and construct complete assemblies, systems, displays and exhibits using multiple skills.
- Understanding of preventive and predictive maintenance principles.
- Strong computational and computer skills
- Construction management skills
- A working knowledge and understanding of OSHA regulations as related to aquarium operation.
- Written and verbal communication skills to comprehend detailed instructions.
- Ability to lift a minimum of sixty (60) pounds. Experience performing work that requires physical strength, stamina and good physical coordination.
- Carry out routine tasks with minimal supervision;
- Able to negotiate various field conditions – hot, cold, humid, wet, ice, wind, odors, smoke, uneven ground, etc
- Able to work in a standing, kneeling, squatting or prone position for extended periods of time.
- Valid driver’s license required;
