Summary: The Property Manager collects rents, makes deposits, sends notices, maintains waiting list, fills vacancies, initiates work orders, conducts inspections, coordinates the apartment complex maintenance process, and completes/ maintains tenant files. Works with site budgets and determines if corrective measures need to take place to ensure the stability of the site operation. Responsible for the maintenance operation on site, oversees site personnel, develops a yearly business plan, which includes marketing strategies during the fiscal year. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Duties/Responsibilities:

· Handles the leasing process, including applications, verification of information, computing rent, maintaining waiting list, explaining lease and agency rules and regulations.

· Collects and deposits rent; maintains copies of computer-generated files for initial start-up and rent changes.

· Handles lease cancellations; includes renter notification, Justice Court submissions and follow-up, representing the site and agency at hearings and working with Constables on lockouts.

· Conducts annual re-examinations and submits files to Regional Manager for processing and certification of the files.

· Responds to work order requests accurately, promptly, and works closely with maintenance staff to ensure timely completion of work orders and turnaround of vacancy units. Initiate work orders and perform a follow up on the work order as required. Oversees the day-to-day maintenance operation including budget and the completion of the work order process.

· Conducts regular grounds inspections, schedule unit housekeeping inspections as required and reports any deficiencies in found in the inspection process to the client needs to be corrected.

· Maintains all files and compliance reports regarding housing in accordance with agency, local, state, and federal regulations.

· Works with the Manager/Director to develop detailed budgets and financial reports on the property.

· Must be able to always receive and communicate with management using and maintaining a personal communication device or devices i.e. cell phone, home phone and home phone answering devices.

· Other related duties as assigned.

Required Skills/Abilities:

· Excellent verbal and written communication skills.

· Excellent interpersonal and customer service skills.

· Strong supervisory and leadership skills, with ability to train others.

· Understanding of laws, guidelines, and best practices of property management.

· Maintain confidentiality and protect participant private personal identifying information.

· Strong communication and interpersonal skills with the ability to interact and work with individuals.

· Attention to detail with a focus on thoroughness and quality.

Education and Experience:

· Associate degree with 3 years or more management experience with direct supervision in property or business management.

· Experience in government or affordable housing preferred.

· Valid Mississippi driver’s license.

· Must possess computer skills including working knowledge of Microsoft Office Suite.

Physical Requirements:

· Prolonged periods of sitting at a desk and working on a computer.

· Driving a vehicle to conduct work.

· Hearing and speaking to exchange information in person or on the telephone.

· Seeing to read a variety of materials and to drive.

· Ability sufficient to allow for operation of computer keyboard, telephone, facsimile machine, calculator, etc.

· Able to physically lift and/ or move materials, boxes, or folders weighing up to 25 pounds.

Job Type: Full-time

Pay: From $42,000.00 per year
