Why This Role Matters

We are seeking a Construction Project Manager to lead the execution of value-add initiatives, streamline maintenance operations, and oversee capital projects across our portfolio. This role is critical in ensuring our properties operate at peak efficiency while achieving long-term asset goals. This position will :

Relieve existing operational burdens by directly supporting the Property Management and Asset Management teams.

Play a pivotal role in acquisitions and dispositions by conducting due diligence walks, assessing physical assets, and contributing to strategic decisions.

Enhance vendor relationships, improve cost efficiencies, and ensure consistent project execution standards.

Key Responsibilities

Capital Project Management :

  • Lead the planning and execution of value-add projects across the portfolio, ensuring adherence to budgets and timelines.
  • Assess and manage large-scale initiatives, such as multimillion-dollar renovations or system upgrades (e.g., boilers, fire safety systems).
  • Serve as the primary contact for Property Managers, providing solutions for maintenance needs and complex issues.

Acquisitions & Dispositions :

  • Conduct due diligence property walks, assessing unit conditions, equipment, fire safety, and service request patterns.
  • Provide detailed audits of physical assets and identify key areas for improvement or investment.
  • Oversee disposition efforts, ensuring financials, inspections, and physical asset reviews are aligned with organizational goals.
  • Insurance Claims Management :

  • Take the lead on construction-related insurance claims by coordinating with insurance adjustors, vendors, and Property Managers.
  • Ensure claims are resolved efficiently, minimizing disruptions to operational workflows.
  • Vendor & Contract Management :

  • Run competitive bidding processes for large-ticket CapEx projects to ensure cost-effectiveness.
  • Vet and manage vendors, monitor performance, and resolve discrepancies in service delivery.
  • Foster collaboration between vendors, contractors, and Property Managers to align priorities effectively.
  • Operational Oversight :

  • Conduct routine property inspections to maintain compliance with safety standards and ensure operational excellence.
  • Monitor and analyze budget variances, providing clear and actionable variance reports to ownership.
  • Utilize tools such as Yardi, Payscan, and Excel to track expenses, manage maintenance schedules, and report progress.
  • Leadership & Collaboration :

  • Oversee and mentor maintenance staff and contractors to ensure accountability and productivity.
  • Promote a culture of teamwork and clear communication, fostering collaboration between departments.
  • Provide honest feedback and market insights to ownership, ensuring transparency in all reporting.
  • Travel Requirements :

  • Regular travel to portfolio properties in locations such as Seattle, Georgia, and Idaho to oversee projects and maintain standards.
  • Skills and Qualifications

  • Experience : Proven track record in facilities or maintenance management, with extensive experience managing capital projects.
  • Technical Proficiency : Expertise in Yardi, CRM systems, Payscan, and Excel, with a strong understanding of budget variance analysis and maintenance-related software.
  • Leadership : Ability to manage teams effectively, fostering accountability and collaboration.
  • Problem-solving : Strategic thinker capable of addressing complex maintenance challenges with innovative solutions.
  • Communication : Exceptional skills in liaising with vendors, adjustors, Property Managers, and owners.
  • Education : Bachelor’s degree in Facilities Management, Construction Management, or a related field preferred.
