POSITION: LEASING AGENT
The Leasing agent is to assist the Manager in effectively managing the property. In the Manager's absence, the Leasing Agent will assume all responsibilities associated with accomplishing property objectives as set forth by the supervisor. In addition, the Leasing Agent is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.
DUTIES AND RESPONSIBILITIES
- Conduct all business in accordance with Company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments.
- Greet prospective residents, showing property and performing leasing duties as needed.
- Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
- Maintains accurate resident records. Updates on a daily basis all rents, deposits and application fees received by residents. Issue appropriate notices when necessary (e.g., late payments, eviction notices, returned check memos).
- Take deposits to bank.
- Maintains positive customer relation’s attitude.
- Physically inspects property when on ground, picks up litter and reports any service needs to maintenance staff. Also inspect move outs and vacancies when requested.
- Complete all lease paperwork including related addenda. Ensure lease applications are complete and complete all required verifications. Notify prospective residents of results after consulting with the Property Manager.
- Maintain office files by organizing and filing reports and another required information.
- Complete all required HUD recertification and Tax Credit Tenant Income Certification forms (if applicable).
- Maintains awareness of local market conditions and trends. Contributes ideas to Manager for marketing property and improving resident satisfaction.
- Updates reports concerning notices to vacate, leasing activity reports, etc., on a daily basis and provides information to the Manager.
- Organizes and files all applicable reports, leases and paperwork.
- Proofreads all lease paperwork and process move ins and move outs.
- Process all security deposit move out reports.
- Accepts service requests from residents and routes to maintenance for prompt processing. Conducts service follow up with resident when work is completed.

- Performs and additional duties assigned by Manager or Property Supervisor.
QUALIFICATIONS
- Previous experience in property management. Must be able to perform light typing.
- Work Hours: 40 hours per week. Working some weekends required.

Constant need to communicate over telephone and in person with vendors, Corporate Office staff, and residents.
SPEAKING REQUIREMENTS

DRIVING/TRAVELING REQUIREMENTS
- Frequently utilizes personal transportation to inspect property and surrounding neighborhood, make trips to the bank and also visit the main Office.
- Must have valid driver's license and automobile insurance.
WORKING ENVIRONMENT
Indoors; frequently outdoors, all conditions.
