What are the responsibilities and job description for the On-Site Mobile Home Park Managers position at Mobile Home Park?
Seeking a local experienced mobilehome park management team for a 108 space mobile home park in the Redding area. 1. The team would comprise of both an park & office management person & a property maintenance person. Please only apply if you have at least two years experience in the mobilehome park or similar property management field and two years property maintenance or similar experience.
Job Requirements including but not limited to:
-Good customer relation & communication skills-professional at all times.
-Punctual, professional, and trustworthy
-Computer skills (internet, email, MS Office, online billing, electronic deposit, etc.)
-Working knowledge of CA Title 25, CA Mobilehome Residency Law (civil codes)
-Property Maintenance Skills-including knowledge of plumbing, electrical, sprinklers, landscaping, painting, power tools, golf cart maintenance, fence repair, Janitorial, etc.
-For maintenance aspects: able to lift 50lbs, and includes bending, stooping, kneeling, digging etc.
-WMA management certificates or other housing courses a plus
-Small natural gas system operators certification or knowledge a plus
-Reliable transportation, valid driver's license, current auto insurance
-Maintain a professional office & files
-Working knowledge of privacy laws, housing laws
-Willing to work closely & directly with the park owners
--Must live on-site and work set office hours and then be available for emergencies as needed.
Job Duties: All aspects of managing the property including but not limited to:
-Billing & collections
-Maintaining a complete file & record for the property
-Processing applications for new homeowners/prospective homeowners
-Leasing paperwork-prepare and execute lease contracts and park regulations
-Property maintenance as required
-Manage sub-meter utility system including gas meter swap-outs etc.
-Manage contractors & sub-contractors
-Provide excellent customer satisfaction and interactions
-Maintain a daily log for the property
-Telephone calls
-Create & deliver reports to owners/supervising manager as requested
-Manage a Petty Cash Fund
-Enforce the park rules and regulations including Title 25 & MRL
