Job Summary:
We are seeking a dedicated Compliance Specialist to assists in the administration of HUD, HOME and Tax Credit certifications and various other compliance-based administrative functions of assigned Properties.
The ideal candidate will have a strong background in property management compliance and possess knowledge of various regulations such as LIHTC, Section 8, and Fair Housing.
Responsibilities:
· Coordinates eligibility reviews and intake process with eligible applicants.
· Reviews all application and certification paperwork and either approve/deny applicants based on specific program compliance;
· Prepares residential leases and tenant income certifications;
· Maintains HUD-compliant waitlists;
· Prepares for and participate in annual compliance audits by state and local agencies;
· Ensures timely and accurate tenant recertification in accordance with property-specific program requirements;
· Maintains compliance with EIV and other HUD compliance protocols;
· Works with Property teams to set goals to ensure all properties are kept to occupancy manual standards.
· Coordinates and assists with preparation in facility inspections, both internal and external;
· Coordinates and assists with apartment inspections as required.
Administration:
· Maintains occupancy and rent collection targets.
· Posts rent payments for each site, including tenant payments, subsidy checks, and other payments.
· Monitor Accounts Receivable for each site, and assist the property accountant in initiating collections activities, including legal action for non-payment.
· Provides periodic reports to management with respect to site-specific occupancy and tenant certifications.
· Assists in the preparation of monthly, quarterly and annual reports required by various programs or government entities, ensuring all deadlines are met.
· Creates and tracks invoices for third-party vendors and providers to ensure timely payment.
· Serve as back-up for Property staff during absences and/or during peak work periods
Required Skills/Abilities:

Required Education / Experience:
- High school diploma or equivalent
- 3 year of Property or Compliance Management, affordable preferred
- Working knowledge of the NJHMFA and HUD regulations
- Knowledge of YARDI or similar property management software
- Proficient in Microsoft Office

Pay: $50,000.00 - $55,000.00 per year
