The Assistant Property Manager / Leasing Consultant role will support the operational needs of the MOGUL apartment portfolio and associated entities by completing tours and leasing tasks, processing invoices for payment, collecting rent, and resident account management using the property management software to record, track, and report.
We are looking for someone who can operate independently handling the leasing tasks and balancing the full time schedule to achieve goals and complete tasks.
All our units are in South St. Louis and U city, mostly in South City. Need a knowledge of South St. Louis or ability to navigate effectively.
JOB DESCRIPTION
- Property Management.
- Executes the leasing process using the marketing and selling tools, software and apps to effectively lease the single family homes and apartments under management.
- Operates the property management software (AppFolio) and completes transactions by entering all required fields correctly and by completing updates and back-ups to ensure the integrity of the system.
- Reviews app folio resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
- Follows the Company’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
- Acts as the supervisor in the absence of the property manager by organizing and daily transactions, handling customers, and coordinating the leasing process.
- Assists in managing the client/owner relationship by meeting with the owners, conducting unit tours, providing updates and information about the building's performance, and responding to owner requests as needed.
The hourly range for this position is $20.00 - $25.00 Plus Leasing commissions and mileage.
The base compensation rate will vary based on education, experience, and skills as applicable.
