Job Title: Leasing Coordinator
Summary: The Leasing Coordinator will support leasing operations by managing subleasing efforts, identifying prospective subtenants, and ensuring a smooth leasing process.
The ideal candidate will have experience in leasing administration, tenant coordination, and data tracking to optimize leasing efficiency and ensure compliance with lease agreements. They will also possess strong communication and coordination skills to work cross-functionally with internal teams such as Construction, Marketing, Accounting, and Store Operations.
Responsibilities:
- Subleasing Management: Manage subleasing and advertising efforts for vacant spaces, ensuring timely tenant placements and minimal downtime.
- Prospective Tenant Identification: Proactively identify, approach, and qualify prospective subtenants through market research and outreach efforts.
- Tenant Application Processing: Process tenant applications, assess financial risks, and assist in negotiating sublease agreements to close deals efficiently.
- Internal Team Coordination: Communicate and coordinate with internal teams to support leasing projects and tenant needs.
- Subtenant Construction Improvements: Monitor subtenant construction improvements, ensuring compliance with approved plans, lease agreements, and project timelines.
- Permitting and Approvals: Collaborate with contractors and city-related departments to facilitate permits, inspections, and approvals.
- Drawings and Plans: Review architectural and engineering drawings, providing markup recommendations to ensure feasibility and compliance with lease requirements.
- Data Tracking and Maintenance: Track and maintain lease documentation, tenant records, and sublease agreements, ensuring data accuracy and compliance.
- Move-In and Move-Out Coordination: Assist with subtenant move-in and move-out coordination, ensuring lease obligations and property standards are met.
- Lease Renewals and Terminations: Support lease renewals, amendments, and terminations, ensuring all required approvals and documentation are processed efficiently.
- Market Trend Monitoring: Monitor market trends and competitive leasing activity to assist in pricing strategies and lease negotiations.
- Financial Reporting: Generate financial reports, occupancy status updates, and leasing performance summaries to support decision-making.
Qualifications:
- A Bachelor's degree in Real Estate, Business Administration, Finance, or a related field is preferred.
- 5 years of experience in leasing coordination, tenant relations, or real estate operations in commercial or retail leasing.
- Experience in property improvement projects and construction coordination.
- Familiarity with real estate compliance, zoning, and permitting processes.
- Knowledge of leasing CRM software, Yardi, or similar property management tools.
- Strong understanding of subleasing processes, lease review, and financial risk assessment.
- Ability to interpret architectural & engineering drawings and provide recommendations.
- Proficiency in lease tracking, data management, and reporting tools.
- Strong communication and negotiation skills for tenant interactions.
- Highly organized with the ability to manage multiple projects and meet deadlines.
- Authorized to work in the United States without sponsorship.
