We are seeking a skilled and driven Construction Project Manager to join our team to oversee and coordinate the successful execution of industrial construction projects across our expanding portfolio.
Position Summary:
As a Construction Project Manager, you will be responsible for managing industrial development projects from pre-construction through closeout. This role serves as a critical link between the Senior Project Manager and the broader project team, with hands-on oversight of daily operations, budgeting, scheduling, subcontractor coordination, and stakeholder communication. You’ll work closely with internal teams, contractors, and consultants to ensure each project is executed to the highest standards of quality, safety, and efficiency.
Key Responsibilities:
- Project Management: Lead the execution of assigned industrial construction projects, managing daily construction activities, timelines, budgets, and deliverables from groundbreaking through closeout.
- Team Coordination: Work closely with the Senior Project Manager, Assistant Project Manager, superintendents, and subcontractors to ensure alignment across all phases of the project lifecycle.
- Client & Consultant Interaction: Serve as a key point of contact with architects, engineers, and client representatives, helping manage expectations, resolve issues, and ensure smooth communication.
- Procore Documentation: Utilize Procore to manage all project documents, including RFIs, submittals, permits, change orders, meeting notes, and project photos. Ensure all documentation is organized and up to date.
- Budget Oversight: Track and manage project budgets in collaboration with the Senior Project Manager and finance team. Monitor expenditures and identify cost-saving opportunities while maintaining quality standards.
- Scheduling: Assist in creating, maintaining, and updating the master project schedule. Ensure subcontractors and suppliers are aligned with the project timeline and that milestones are met.
- Change Order Management: Prepare and process change orders for owner and subcontractor review. Ensure all changes are well-documented and integrated into the budget and schedule.
- Quality Control & Inspections: Conduct regular site visits and inspections to ensure all work is performed to spec, complies with applicable codes, and meets quality and safety standards.
- Meetings & Communication: Organize and attend OAC (Owner/Architect/Contractor) meetings, subcontractor meetings, and internal coordination meetings. Document and follow up on action items.
- Risk & Issue Management: Identify potential project risks or delays and work proactively to implement solutions in collaboration with senior leadership.
- Project Closeout: Manage the closeout process including punch list completion, final inspections, and delivery of as-built documentation.
Qualifications:
- Experience: 5–8 years of experience in construction project management, preferably with a focus on industrial or commercial real estate.
- Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.
- Industry Knowledge: Strong understanding of industrial construction methods, codes, safety practices, and project execution strategies.
- Software Proficiency: Experience using Procore or similar construction management platforms is strongly preferred. Proficiency in Microsoft Office Suite and project scheduling software (e.g., MS Project, Primavera).
- Communication: Excellent written and verbal communication skills. Ability to collaborate effectively with contractors, consultants, and internal stakeholders.
- Organization & Problem Solving: Highly organized with strong analytical and problem-solving abilities to proactively address construction and coordination issues.
- Travel: Willingness to travel to project sites as needed.
- Certifications: PMP, OSHA 30, or LEED certification is a plus.
