As we continue to expand our portfolio, we are seeking an experienced and motivated Senior Real Estate Investment Analyst to focus on the analysis of both our existing properties and potential acquisitions, as well as development projects. This position will be in Charleston, SC, although we currently manage approximately 140 properties across 30 states. This is an exciting opportunity to join an innovative, fast-growing, dynamic management team as a Senior Real Estate Investment Analyst within the Acquisitions and Portfolio Management Department. The Senior Real Estate Investment Analyst will be an integral part of the team and will work closely with senior team members to evaluate, recommend, and manage existing and potential investments with a particular focus on commercial and industrial property acquisitions and development projects across the continental US. This individual must demonstrate superior organizational skills, communication, and client relation skills, along with 4 to 5 years of experience in real estate investment analysis.
Essential Responsibilities:
- Underwrite and model acquisition, leasing and development investment opportunities, including discounted cash flow analysis and various other industry standard return metrics.
- Perform a variety of financial analysis functions, including future/historical financial projections, valuation analysis, and capital structure analysis.
- Research market lease and sale comparable properties for various investment opportunities as well as existing portfolio holdings.
- Provide analytical support to operations and property management staff relating to asset management of existing properties, including quarterly valuations and disposition decisions.
- Assist with the Development, Acquisition, and Disposition due diligence process including but not limited to preparing and reviewing letters of intent, purchase sale agreements, abstracting lease documentation, and identifying factors that may impact initial or ongoing modeling assumptions.
- Track and maintain current/past market conditions and internal deal information, and present to internal business units in an accurate and concise manner.
- Management and oversight of weekly reports, investment committee memos, and various other presentation materials.
- Complete ad hoc financial reports and portfolio analysis as needed.
- Leverage modern financial and modeling software and technologies to enhance analysis efficiency and accuracy.
- Over time, the candidate will be expected to generate investment ideas across the capital structure and in different asset classes.
Qualifications:
- Minimum of 4 to 5 years of professional experience in commercial real estate and portfolio management.
- Exhibits keen attention to detail and possesses strong organizational skills.
- Strong competency in Microsoft Excel. Experience with PowerPoint, Procore, preferred.
- Very strong work ethic, unquestionable honesty and integrity, intellectual curiosity, and takes pride in providing exceptional work product in a timely manner.
- Proven self-starter with a pro-active approach to problem-solving.
- Strong interpersonal relationship skills are critical. Must have solid communication skills and a personal style conducive to building relationships. Must be a team player.
- Willingness to handle light-travel.
- Proven ability to work in a fast-paced and dynamic environment, adapting to changing market conditions.
- Bachelor’s Degree in Business, Finance, Accounting or Economics with coursework or concentration in real estate preferred.
