- Resident Relations: Handling resident inquiries, complaints, and requests in a timely and professional manner, ensuring high levels of resident satisfaction.
- Leasing and Marketing: Advertising vacancies, conducting property tours, screening potential residents, and negotiating leases to maintain high occupancy rates.
- Rent Collection: Collecting rent payments, enforcing lease terms, and pursuing delinquent accounts if necessary.
- Property Maintenance: Coordinating repairs and maintenance tasks, along with capital improvements, conducting regular property inspections, and ensuring that the property is well-maintained, high quality, and complies with safety regulations.
- Budgeting and Financial Management: Creating and managing property budgets, forecasting expenses, and optimizing financial performance.
- Vendor Management: Hiring and overseeing third-party vendors, contractors, and service providers for maintenance and repairs.
- Legal Compliance: Staying informed about relevant landlord-resident laws, fair housing regulations, and local ordinances, and ensuring compliance to avoid legal issues.
- Reporting: Generating regular reports on property performance, financials, and occupancy metrics for our company.
- Community Building: Fostering a sense of community among residents, organizing events or activities, and promoting a positive living environment.
- Risk Management: Identifying and addressing potential risks to the property, such as security concerns or maintenance issues, to mitigate liabilities.

Role Description
This is a full-time on-site role for a Property Manager at Wendover Axcess Apartments in Greensboro, NC. The Property Manager will be responsible for overseeing daily operations, managing resident relationships, coordinating maintenance and repair work, and ensuring compliance with regulations and lease agreements.
Qualifications

Base Salary$50,000 - $55,000 per year
