What you will be doing : We are seeking a Multi-Site Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of 426 meet both the company standards and applicable laws.On-Call and Maintenance Scheduling : Establish and manage a 24-hour on-call schedule for multiple sites; respond as necessary. Adhere to a preventative maintenance schedule for all property equipment and apartment systems across multiple sites.Maintenance Supervision and Coordination : Work with Property Managers to schedule and assist with make-ready maintenance of vacant units across multiple sites.Oversee ground maintenance activities and general cleaning, inspecting and monitoring progress across multiple sites.Manage and organize the inventory of all maintenance materials, tools, equipment, and supplies across multiple sites, seeking cost-effective ordering and best value for price.Coordination with Property Managers and Staff : Coordinate and review work orders; inspect completed work for conformance to standards.Interpret general company policies to workers and enforce safety regulations as described in the manual across multiple sites.Keep the maintenance shops clean and orderly to ensure teams maintain cleanliness and safety across multiple sites.Employee Management and Development : Manage and inspire staff, resolve work problems, and provide on-the-job training for new maintenance staff across multiple sites.Study production schedules and estimate workers’ hour requirements for job assignments across multiple sites. Ensure that tools are available for on-site maintenance repairs across multiple sites.Maintenance Operations Support : Provide strategic guidance and support to maintenance teams.Implement standardized maintenance procedures, policies, and guidelines.Monitor and evaluate processes to identify areas for improvement.Vendor & Budget Management : Establish and maintain relationships with vendors, contractors, and suppliers.Monitor vendor performance and address service quality issues.Collaborate with the Regional Manager to manage the maintenance budget, identify opportunities for cost savings, and ensure timely payment of maintenance-related invoices across multiple sites.What we’ll expect from you : Active and valid driver’s license and a personal vehicle.Live within a 30-minute commute of the properties.
