What are the responsibilities and job description for the Rent Collection Specialist position at Morgan Properties?
What You Will Be Doing:
We are looking for a dedicated Rent Collection Specialist with a meticulous and detail-oriented attitude to join our team! This role involves performing all activities related to rent collections and security deposit refunds, as well as handling apartment rentals, move-ins, and lease renewals as needed. The Rent Collection Specialist will interact directly with current residents to achieve minimum delinquency and, when necessary, with prospective and current residents to achieve maximum occupancy.
Essential Job Duties:
Rent Collections and Security Deposit Refunds
Records information about financial status of resident and status of collection efforts in accordance to SSOP guidelines
Receives payments and posts amount paid to residents account daily
Process security deposit refunds within SSOP guidelines.
Performs all activities related to apartment rentals, move-ins, and lease renewals as needed.
Delinquencies and Overdue Payments
Responsible for preparing and delivering letters to residents to encourage payment of delinquent accounts.
Confers with customer in attempt to determine reason for overdue payment, reviewing terms of the contract with resident.
Contacts delinquent account customer by mail/telephone/in person daily
Responsible for filing non-payment cases, warrants for restitution, and scheduling evictions with the County Sheriff and eviction crews
Oversee Files and Reports
Responsible for month end report
Responsible for maintaining, filing and storing all departmental documents (batches, month end, filing suits, move outs, etc)
Maintains a database of rental assistance and or subsidies in the area
Compliance:
Adheres to federal and state Fair Housing Laws as well as all company policies.
What We’ll Expect from You:
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience. Sales and/or Customer Service training required
Customer service and Collections experience
Excellent communication, interpersonal, organization, and problem-solving skills.
Proficiency in software applications, smartphones, and reporting/analysis tools.
