Project Manager
Summary: The Project Manager (PM) coordinates the planning and delivery of Morin construction projects. A PM’s daily focus is ensuring that work is completed on time and within budget. They organize logistics, delegate work, and keep track of spending on the material and labor needed to perform the project. The PM is relentless in finding ways to cut costs, reduce risk, increase efficiency, and exceed the expectations of the General Contractor.
Main Job Duties:
- Assists in contract review/feedback/redlines
- Leads subcontract negotiations/signing
- Leads the project team’s DAY 1 obsession
- Assists in project budget preparation and sign-off
- Creates “the Morin internal schedule” based on the rough Work Breakdown Structure (WBS)
- Owns preconstruction billing submission & collection
- Coordinates pre-con meetings with super/sub
Construction
- Leads and assists Super/Sub(s) achieve DAY 1 Domination
- Leads project team with DAY LAST obsession
- Owns project schedule management
- Owns inventory management (As-built logs, on-site inventory, supplier relations, deliveries, etc.)
- Projecting the Estimated Costs To Complete (ETC)
- Owns project budget management
- Manages GC SOV and monthly billings–especially on project labor production
- Manages Subcontractor SOV and bi-weekly billings
- Owns change order work and approvals
Risk Management
- Ensures daily job reporting, weekly project reporting, and weekly GC email on outstanding items
- Verifies subcontractor pre-qualification
- Assists with upholding safety, waste, and cleanliness standards
- Coordinates theft protection measures with job site inventory and tools
- Assists with quality to reduce the amount of rework and potential warranty work
- Ensures schedule delays and liquidated damages are non-existent
- Manages Subcontracts and SOVs
- General contractor relationship management
- Subcontractor & supplier relationship management
- Assists with potential change orders (known unknowns)
Project Manager Superintendent
The PM works in partnership with the Super to uphold Morin’s standards of excellence on a project (quality, cleanliness, waste, safety, professionalism, etc.). The Super and PM report to different supervisors and oversee different aspects of the project to increase capacity, leverage strengths, and provide adequate leadership coverage. The PM and Super work together in lockstep to set and achieve goals related to schedule, budget, addressing issues, and ultimately, to “Wow the Customer.” The PM and Super working relationship, time spent together on the site, communication, and unity, will have massive implications on a project’s success.
Qualifications
- Bachelor’s degree in construction management, engineering, or a related field or equivalent experience.
- Strong understanding of blueprint reading and interpretation.
- Knowledge of building codes, safety regulations (OSHA), and structural requirements.
- Familiarity with materials procurement and cost estimation for framing projects.
- Proficiency in construction scheduling software (e.g., MS Project, Asana, Procore).
- Experience managing subcontractors and crews.
- Ability to plan, schedule, and oversee framing operations from start to finish.
- Budgeting and cost control skills.
- Strong understanding of milestones and critical path scheduling.
- Ability to troubleshoot and resolve on-site challenges quickly.
- Experience with Scrum or Agile methodologies (a plus for adaptive planning).
- Excellent communication skills for coordinating with general contractors, clients, and team members.
- Strong problem-solving and decision-making abilities.
- Ability to motivate and manage crews effectively.
- Detail-oriented with strong organizational skills.
- Ability to adapt to changes on the job site and maintain productivity.

- Experience in a leadership or supervisory role in framing or general construction. Hands-on experience with framing techniques, materials, and construction methods.
