Job Summary:
We are seeking a motivated and customer-focused Self-Storage Assistant Manager to help oversee daily operations at our storage facility. This role supports the Facility Manager in managing rentals, maintaining the property, providing excellent customer service, and driving revenue growth. The ideal candidate is organized, detail-oriented, and enjoys working in a dynamic environment with direct customer interaction.
Key Responsibilities: Facility Operations & Maintenance:
- Assist in the daily operations of the self-storage facility, ensuring efficiency and security.
- Conduct regular facility inspections to ensure cleanliness, security, and operational functionality.
- Oversee move-ins, move-outs, and unit transfers, ensuring accurate record-keeping.
- Monitor and maintain facility security, including gate access and surveillance systems.
- Assist with basic maintenance tasks and coordinate repairs with vendors as needed.
Customer Service & Sales:
- Provide exceptional customer service by assisting customers with inquiries, unit rentals, and account management.
- Process payments, explain rental agreements, and enforce company policies.
- Handle customer complaints and resolve issues professionally and efficiently.
- Promote facility features, sell packing and storage supplies, and encourage upselling of larger units or additional services.
Administrative & Financial Responsibilities:
- Maintain accurate records of customer accounts, payments, and lease agreements.
- Assist in tracking occupancy rates, revenue, and delinquent accounts.
- Contact customers regarding overdue payments and follow up on collections.
- Support marketing initiatives, including social media promotions and local outreach.
Qualifications & Skills:
- Experience: 1-3 years in customer service, sales, retail, or property management (storage industry experience preferred).
- Skills: Strong communication, organizational, and problem-solving skills.
- Technology: Proficiency in Microsoft Office and storage management software (or ability to learn quickly).
- Customer Service: Friendly and professional demeanor with a strong focus on customer satisfaction.
- Physical Requirements: Ability to lift up to 50 lbs., walk the facility, and perform light maintenance tasks.
- Other: Valid driver’s license and ability to work weekends or holidays as required.
