Job Title: Maintenance Tech II
Job Type: Full-Time
Reports to: Maintenance Supervisor
Location: Seasons at Murray Crossing
Job Summary:
The Maintenance Tech is responsible to keep properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and addressing them immediately. Looking for hard workers that are not afraid to get things done.
Duties & Responsibilities:

Plumbing
-
Repair water supply lines, shut offs, and sprayers under sinks in kitchens and bathrooms
-
Remove and replace garbage disposals
-
Remove and replace kitchen and bathroom faucets
-
Remove and replace entire toilets
-
Rebuild shower faucets and replace the shower head, spout, and drain
-
Landscaping
-
Use of weed eater and edger to maintain sidewalks and landscaping beds
-
Trim shrubs and trees – dependent on location
-
Fertilize lawns up to 4 times per year
-
Maintain the dumpsters and the area around to be free of stains and garbage on the outside
-
Snow removal
-
Repair or replace sprinkler valves and solenoids
-
Lock and Key
-
Know how to service certain locks – replacing entire locks and using any software that is needed to troubleshoot or gain access
-
Use of tool to rekey the smart lock while still on the door – with or without the original key
-
Understanding on how to use a key cutter to make duplicate keys
-
Carpet
-
Use a room stretcher to remove any size wrinkles or looseness in the carpet
-
Seam 2 pieces of carpet together with a seamer
-
Proper pull direction when stretching carpet and how to properly fix carpet damage
-
Sheetrock
-
Properly patch holes larger than an inch
-
Understanding of what patch product to use and when
-
Patching ceilings
-
Matching different textures
-
Know and learn the names and products of tools used for Sheetrocking
-
Electrical
-
Replace light switches, outlets, GFCI, photocells, and light fixture sockets
-
Know what a breaker, arc fault breaker, and GFCI and how to replace it
-
Read wiring diagrams and use it for troubleshooting
-
Work with breaker boxes
-
Install light fixtures and ceiling fans
-
Appliance
-
Installing of appliances including dishwashers, refrigerators, stoves, microwaves, and washer/dryers
-
Dishwasher: repair of heating element, pumps, clogged drain, timer assembly, dispenser doors, door seals, and filters
-
Refrigerator: repair or install new ice maker, thermostat, evaporator motor, and low refrigerant
-
Dryer: repair or replace thermal fuse, drum wheel and shafts, gas valves, ignitor, timer, lint removal, etc.

HVAC
-
Troubleshoot gas heaters to determine the service request problem
-
Repair or replace the control board, transformer, ignitor, flame sensor, pressure switch, and thermostat on gas heaters
-
Troubleshoot hydronic heaters to determine the service request problem
-
Repair or replace the coil, transformer, and thermostat
-
Troubleshoot AC condensing unit to determine the service request problem
-
Repair or replace leaky Schrader valve in access ports and contractor
-
Install hard kits
-
Knowledge of all tools used for servicing refrigerants
-
Pool Care Training
-
Winterize the pool and splash pad areas
-
Summer start-up of the pool
-
Maintenance of sand filter, jets, and chemical readings
-
Required to be on-call, rotating shifts, can occur nights, weekends, and holidays
-
Assist with additional needs that Mountain States Property Management may require to help residents in anyway
-
Make ready units for new tenants looking to move in
-
Help train new maintenance technicians when they are hired
Required Skills:

Know how a lock works and the names of all parts

Basic understanding of electrical definitions

General maintenance skills

Heavy machine operation

Hand and power tool operation

Effective communication skills

Ability to read blueprints

Appliance repair
Experience and Education:
-
Working knowledge of electrical, plumbing, HVAC, landscaping, painting, sprinkler repair, and carpentry
-
1-2 years of experience in the maintenance field or related
-
High School Diploma or equivalent
Physical Requirements:

Ability to stand for lengthy periods of time
-
Twisting, bending, stooping, walking, reaching over your head
-
Carry up to 50 lbs.
-
Being able to work in in-climate weather; rain, heat, cold, wind, snow
-
Willing and capable to work extra hours when jobs demand it
