Service Technician l Position Description
OVERVIEW: The Service Technician l is responsible for assisting the Service Manager in ensuring that the physical aspects of the community meet the MRD established standards for safety, appearance, and operation within the budgeted financial goals. The Service Technician l is considered entry level position which provides room for advancement to Service Technician ll and Service Manager.
ESSENTIAL FUNCTIONS:

• Communicate professionally, politely, and effectively with fellow team members, current and prospective residents, and vendors.
• Understand and execute all areas of maintenance expectations including curb appeal, boiler room, water softener, hallway inspections, customer service, vacant apartment turnover, and resident retention.
• Assist the Service Manager in performing assigned maintenance tasks in accordance with the schedule prepared by the Service Manager and Property Manager.
• Support groundskeeper and cleaning specialist positions as needed.
• Perform preventative maintenance on all buildings, common areas, and grounds in a safe and clean manner, following company policy.
• Understand and comply with MRD purchasing process for approval and ordering through on-site software.
• Comprehend and utilize all maintenance forms and logs correctly (ex. Salt/Snow Logs, Maintenance Request, Hallway Inspections, Daily Boiler Inspections, Maintenance Make-Ready Sheets, etc.).
• Operate and maintain machinery (manual and electric tools) necessary to perform Service Technician l duties including, but not limited to, lawn mowers, snow blowers, drills, etc.
• Perform turnover of apartments including cleaning, painting, carpet cleaning, and other repairs as directed by the Service Manager and/or Property Manager.
• Complete duties of mowing, raking, planting, fertilizing, watering, edging, weeding, installing mulch, pruning shrubs, and snow removal.
• Perform asphalt maintenance throughout the year.
• Promptly report actual and potential problems, including possible liability and workplace hazards, to all supervisors with pictures for documentation.
• Participate in yearly unit-by-unit inspections.
• Perform tasks in accordance with the schedule prepared by the Property Manager and/or Maintenance Supervisor.
• Keep the grounds clean by picking up paper and debris, emptying outside trash cans, sweeping and snow blowing walks and lots, applying oil dry in parking lots and maintaining all dumpster areas in a clean and safe manner.
• Perform all onsite maintenance and repair operations, including responding to service requests within 24 hours and refurbishing vacant apartments within 3 working days.
• Understand and abide by MRD’s policies and procedures for entering occupied apartments and leaving the proper documentation for work performed.
• Wear personal protective equipment, as required by policy, including lumbar belt, wrap around safety goggles, cut/slash proof gloves, etc.
• Comply with the community’s operating and safety policies and procedures.
• Report all injuries to supervisors.
• Ensure that any outside contractors or MRD crews responsible for apartment turnovers are performing required work in a prompt and effective manner.
• Represent oneself and the property in a professional and courteous manner with residents, visitors, and other employees by providing exceptional customer service.
• Regular worksite attendance is required.
• Required to be on call for emergencies pursuant to MRD’s on call procedures and policies.
• Position may be assigned and required to perform other related duties and responsibilities that help to drive our company forward and fulfill our core values.

DUTIES AND RESPONSIBILITIES:
• Complete assigned courses through MRD eLearning in accordance with MRD expectations.

• Respond to training provided by supervisors to improve qualifications in performing repairs of increasing complexity on buildings, systems, and equipment.
• May be required to train at another site location or be required to train new team members.
• Assist other properties when needed.
• Attend and participate in safety meetings and team meetings.
• Must provide own tools. Some specialized tools are provided by the company and must remain on site. The company does not replace individual tools when lost or damaged.
• Adhere to MRD dress code during working hours.
• Review online surveys and feedback and address concerns in a timely manner.
REPORTS TO: Maintenance Supervisor and Property Manager.
QUALIFICATIONS:
• High school education or GED equivalent.
• One-year related experience or training preferred.
• Combination of education and training is acceptable.
• Beginning level understanding and experience in electrical, HVAC, carpentry, plumbing, appliance repair, carpet care, and painting.
• Able to pass pre-employment screening.
• Possess valid Driver’s License.
WORK HOURS: Part-time and Full-time opportunities available based on location. Be available for emergency calls, 24 hours per day, and 7 days a week when required.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the team member is required to constantly communicate with other employees, supervisors, and residents and must be able to exchange accurate information in these situations. The Service Technician l is required to constantly move throughout the property and be able to safely maneuver over uneven terrain and in confined spaces. The team member is continuously required to position themself to clean, maintain and repair apartments, hallways, leasing offices, and property grounds, including cleaning floors, small spaces, and ceilings. It is necessary in this position to operate manual and electric tools and cleaning equipment that require fine and gross manipulation skills including, but not limited to, vacuums, drills, mops, and paint brushes. The person in this position will frequently use tools for landscaping, gardening, and snow removal. It is necessary for this position to move controls on machinery and equipment. Controls include, but are not limited to, pedals, buttons, levers, and cranks. It is essential that the person in this position be able to determine cleaning product directions and utilization correctly. The team member must be able to frequently transport objects of up to 50 pounds to 50 feet without assistance. From a stationary position, the Service Technician l, will regularly move items weighing up to 50 pounds from floor to higher areas and pushes and pulls 50-pound objects. The team member will consistently be required to ascend and descend ladders of more than 10 feet to a maximum of 25 feet. This position requires employees to routinely ascend and descend stairs. Occasionally, the Service Technician l must be able to remain in a stationary position. The person in this position must have the ability to observe and inspect details at close and long range and adjust focus. This position requires the employee to work indoors and outdoors, sometimes in inclement weather. The employee in this position must have experience and knowledge in working on electrical systems, plumbing, and carpentry (including painting, drywall repair, etc.). The person in this position must be able to wear personal protective equipment as needed.
