Your Role as Project Manager
As the Project Manager, you will lead high-profile multifamily construction projects, managing every phase from planning through project closeout. You’ll be responsible for substantial builds (12-14 buildings, 250-350 units, $50-70 million budgets), with a hands-on approach to cost management, quality standards, and stakeholder coordination. This role requires strategic insight and operational expertise, empowering you to make a tangible impact on each project and the community it serves.
Key Responsibilities
- Legal and Financial Navigation: Accurately interpret and manage Owner Contracts, Subcontracts, and Purchase Orders.
- Strategic Project Planning: Develop and execute strategies based on project estimates, set clear project trajectories, and ensure financial alignment.
- Relationship Building: Foster strong relationships with local authorities to maintain smooth project progression.
- Cost Control: Oversee cost accounting and validate projections with financial acumen.
- Team Empowerment: Equip Field Staff with essential financial insights to optimize project execution.
- Invoice and Approval Management: Lead the approval process for subcontractor and supplier invoices and pay applications.
- Scheduling and Quality Control: Monitor project schedules, conduct regular on-site visits, and verify adherence to documents, quality standards, and contracts.
- Leadership and Mentorship: Lead team meetings, maintain communication with stakeholders, and mentor team members for growth within the company.
Ideal Candidate Profile
- Education: Bachelor’s degree in Construction Management, Civil Engineering, or related field.
- Experience: 7 years of multifamily construction project management, with experience leading 2-3 large-scale projects similar to Garden Style (12-14 buildings, 250-350 units).
- Skills: Strong multitasking, problem-solving, and communication skills with expertise in construction methods, scheduling, cost accounting, and project estimating.
- Physical Requirements: Ability to perform duties typical of a construction environment, including lifting (up to 60 lbs), navigating uneven surfaces, and working at heights.
- Residency: Central Indiana residents only (no relocation).
Compensation & Work Conditions
- Salary: $120,000 - $150,000 (Hourly: $57.69 - $72.12) with additional incentives based on experience.
- Shift: 1st Shift; flexibility for weekends and overtime as needed.
- Start Date: Projected to begin on January 10, 2025.
