Who You Are
We are looking for a Property Maintenance professional for our commercial property division helping to maintain our multiple properties in Lindon, Vineyard, and Lehi, UT.
This position repairs rental properties with various materials. Examples are block, concrete, stucco, metal and wood framing, swamp coolers, gas heaters, various roof types including metal and TPO membrane. This person will also be instrumental in preventative maintenance, emergency repairs, and new construction.
Responsibilities
- Spring Maintenance on Landscape systems - Employee will fasten all backflow preventers in property landscape environments. All timers will be adjusted and checked for proper operation. All sprinklers will be tested for proper operation.
- Spring Maintenance on Cooling systems - Employee will fasten water lines to coolers and charge lines for cooling. Pads will be assessed and replaced as needed. Systems will be ran and checked for proper operation.
- Spring Grounds Cleaning - Employee will work with labor provided to clean all retention/detention ditches from weeds and other debris. All parking lots will be cleared of weed growth or other debris piled up in gutters.
- Remodels - Employee will engage in various types of office and warehouse remodels per management's direction. This includes demolition of framing, drywall, insulation, and wiring. This also includes all new construction built to general building codes and regulations.
- New Construction - Employee will participate in all new construction within the division. Employee will work to the extent of his/her skill set to assist with painting, drywall, concrete, landscaping, roofing, cooling systems, and all other duties as assigned.
- General Maintenance - Employee will perform general maintenance on tenant occupied spaces. Employee will be clean cut and presentable as much as possible during the shift. Employee will be polite and courteous to tenant and its' employees. Employee will work around tenant business operations. Employee will not promise to deliver other work than what is assigned by manager. Employee will do his/her best to be expedient with all tasks and duties to vacate the tenant occupied space as quickly as possible.
- Winter Maintenance of Landscaping - Employee will carefully remove all backflow preventers from landlord managed landscape systems. All timers will be shut off. All water to sprinklers will be shut down.
- Winter Maintenance on Cooling Systems - Employee will remove all water lines from coolers. Employee will drain all cooler pans of existing water. Employee will drain all water lines leading to source of flow inside building. Employee will keep an eye out for other duties needing to be performed for winterizing properties.
- Snow Removal - Employee will be onsite early during cold winter storms to assist with snow plow operations and de-icing surfaces. This includes shoveling all walkways as needed by hand.
Qualifications
This position requires multiple levels of skilled trade knowledge in all areas of building construction and ongoing maintenance.
- Skilled in framing wood or metal.
- Skilled in concrete finishing.
- Skilled in drywall hanging, texture and painting.
- Skilled in landscape maintenance.
- Skilled in cooling and heating system maintenance.
- Skilled in roof repair.
- Ability to speak directly and clearly to other employees.
- Ability to speak directly and clearly to tenants.
- 10 plus years of experience in construction trade.
- Willing to work 40-48 hours per week.
- Valid Driver's License
- High level of integrity and professionalism
- Ability to speak, read and right in English
Working Conditions
- Must be willing to work in hot, dry summer months outside and in uncomfortable surroundings.
- Must be willing to work outside in cold, freezing weather to assist with snow removal.
- Must be willing to adjust to surroundings by keeping an eye towards safety of self and others.
Physical Requirements
Employee will be lifting and carrying up to 75 pounds daily. This job requires transfer of tools and materials from supply house, to vehicle, into tenant buildings and/or construction sites. Other requirements are: lifting, bending, climbing, kneeling, twisting, carrying, repetitive motion, uneven ground, shoveling, and equipment operations.
