What are the responsibilities and job description for the Pre-Development Director position at MS Park Construction LLC?
Responsibilities:
- Independently search for land plots at optimal locations and approach owners with sales propositions.
- Maintain strong Broker network and communications
- Maintain communication with local administrations, chambers of commerce, and economic development departments
- Perform analysis of the market (market price, rental price, liquidity, Construction costs and local market peculiarities).
- Conduct preliminary technical analysis of the plot (Geotech, topo, ecology etc..)
- Present proposals to the Investment Committee and secure their approval
- Negotiate and execute contracts
- Conduct due diligence process for land acquisitions with third party partners
- Manage land-related permitting and zoning processes with in-house and third party engineers and attorneys in order to enable land development according to the design
- Perform closings on sites under contract upon meeting all contingencies
- Maintain strong third-party contractors relationships (engineers, attorneys, etc).
Requirements:
- Be familiar with local market in terms of land sites and industrial lease/sale transactions
- Experience in utilizing Google Earth and other mapping tools
- Bilingual: Russian and proficient English (Required)
- Excellent communication and negotiation skills
- Excellent writing and presentation skills
- Knowledge of real estate concepts and geographical knowledge of the work region
- A Bachelor's degree in Business or a related field of study
- Minimum 5 years of experience in acquiring land for industrial construction projects
- Experience and familiarity with the land development permitting process (preferred, but optional)
- Ability to manage multiple projects simultaneously
- Work in fast paced environment
Salary : $150,000
