We’re looking for a dynamic and experienced Property Manager to manage this exciting new community through its lease-up phase and beyond. This is an immediate hire, and we're looking for someone who is ready to lead, grow, and stay on with us after the stabilization phase.
Job Summary :
As the Property Manager for this Class A, mid-rise, new construction community, you will oversee the day-to-day operations, ensuring a smooth transition through the lease-up process into stabilization. You’ll play a key role in managing both the residential and retail aspects of the property, coordinating maintenance, tenant relations, and marketing efforts while maintaining the high standards expected from a luxury property. This role is perfect for someone with a passion for property management and a track record of success in leasing-up new developments.
Key Responsibilities :
- Lease-Up Management :
- Oversee the full lease-up process for a 295-unit mixed-use community, working closely with the marketing and leasing teams to ensure all leasing goals are met.
- Supervise the day-to-day operations of the property, including leasing, maintenance, vendor management, and tenant relations.
- Develop and implement strategies to ensure timely and successful lease-up, achieving the highest possible occupancy rates.
- Work directly with the development team to ensure smooth transitions from construction to leasing and from leasing to stabilization.
- Operations & Property Oversight :
- Maintain the property’s financial health by overseeing the budgeting, forecasting, and reporting of property performance, ensuring adherence to operational goals.
- Conduct regular inspections of the property to ensure that it meets high standards for cleanliness, maintenance, and safety.
- Manage tenant relations and ensure customer satisfaction through excellent service and communication.
- Collaborate with the leasing team to monitor vacancies, resident applications, and lease renewals.
- Team Leadership & Development :
- Lead, train, and motivate onsite team members to ensure efficient property operations.
- Develop strong, effective relationships with tenants, contractors, and vendors, representing the property in a professional and positive manner.
- Reporting & Compliance :
- Utilize Yardi to maintain accurate records, manage reports, and ensure compliance with company policies and local regulations.
- Submit detailed monthly reports on leasing activity, financial performance, and operational status to senior management.
