Key Responsibilities:
Maintenance Management:
- Coordinate and respond to resident/management requests promptly.
- Ensure timely repairs and replacements for community areas and units.
- Conduct daily inspections to identify and rectify hazardous conditions.
- Manage maintenance supplies inventory within budgetary constraints.
- Implement and oversee preventative maintenance programs.
- Maintain a well-organized and safe maintenance shop.
- Uphold hazard communication and safety protocols.
Personnel Management:
- Supervise, train, and schedule maintenance staff.
- Monitor daily work progress and provide guidance as needed.
- Provide input for employee performance evaluations.
- Ensure staff effectiveness through ongoing training and support.
Customer & Resident Relations:
- Deliver exceptional customer service and monitor service request responsiveness.
- Maintain a positive community image and public relations.
- Enforce community policies consistently.
Qualifications:
- A high school diploma or equivalent and two years related work experience is required
- Ability to read and write English
- Ability to read service requests
- Ability to communicate with team members, residents and vendors
- Ability to understand proper applications of chemicals and general cleaning supplies
- Knowledge of electrical, plumbing, appliances, carpentry, emergency systems
- Complete understanding of emergency systems, shutoffs
- Ability to frequently handle and use chemicals and general cleaning supplies
- The position may require the ability to physically inspect properties
- Ability to lift 50 or more pounds
