What are the responsibilities and job description for the Leasing Consultant position at Mulberry Properties?
The main priority of the Leasing Consultant is to assist prospective residents in finding the perfect apartment home. You are responsible for marketing and promoting the community. The Leasing Consultant interacts directly with prospective and current residents and provides excellent customer service. Leasing Consultants are responsible for the leasing process from introduction to the actual occupancy of the resident and maintains communication throughout the tenancy of the resident. Additionally, they are required to assist the Community Manager with assigned administrative procedures.
You will be the primary contact for residents and prospects. Leasing Consultant duties include, but are not limited to, the following:
- Meeting and qualifying prospective residents.
- Conduct community tours including, but not limited to, showing prospects around the property, introducing them to all of the amenities, and showing the model unit or units that are available to see.
- Lease apartments and promote the products and services of the property.
- Opening, closing and securing the model apartments each day.
- Develop, refine and effectively implement excellent telephone and personal sales techniques.
- Serve residents by writing service requests, completing service call backs and miscellaneous follow through on special requests.
- Maintain company service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved.
- Obtaining the names, addresses and phone numbers of all prospects and recording them on the Guest Cards.
- Maintain thorough product knowledge of the property and that of other competitors through site visits/tours and telephone surveys.
- Prepare the property for receiving guests prior to time designated for opening office in accordance with established procedures.
- Prepare monthly market survey.
- Prepare all lease-related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are completed prior to move-in.
- Follow established policies and procedures in the qualification, screening and acceptance of applicants for residency.
- Assist with the day-to-day operations of the apartment community such as answering the phone, taking work orders, etc.
- Inspect vacant units prior to move-in to ensure the unit has been properly prepared for the new Resident.
- Assist with planning and hosting resident functions.
- Participate in company training classes as required.
- Make follow-up calls from prospect records.
- Contact locator services and local employment centers to promote the community.
- Receive monthly rent from residents.
- Making personal follow-up calls on renewals.
- Work areas including the offices, bathrooms, clubhouse and kitchen will be kept clean.
- Comply with all company policies relative to the leasing office and administration of the community.
- Be available to work odd hours and schedules, including weekends, when requested.

- Have a strong background in customer service, dependability and reliability.
- Be computer literate.
- Be able to work Tuesday - Friday 8:30am - 5:00am and Saturday 10:00am - 4:00pm

Candidates will be required to pass a drug and background screening. Salary will be based on experience plus performance bonuses are available. .
