Salary: $90,000 – $125,000
Location: Orlando, FL (In-Office)
Properties: 3 properties, approximately 1,700 units (within 5 minutes of each other)
Job Summary:
We are seeking an experienced and strategic Director of Maintenance to oversee the maintenance operations for three multifamily properties in the Orlando, FL area. This role requires a hands-on leader with a strong background in HVAC, plumbing, budgeting, and team management. The ideal candidate has an engineering mindset, excellent problem-solving skills, and the ability to implement efficient maintenance systems while leading a team of approximately 26 staff members.
Key Responsibilities:
- Leadership & Team Management: Oversee and lead a team of 26 maintenance professionals, ensuring high performance and team development.
- Property Maintenance: Manage the maintenance operations for 1,700 units across three properties, ensuring all systems are operating efficiently.
- HVAC & Plumbing Expertise: Utilize strong HVAC and plumbing knowledge to troubleshoot, repair, and oversee preventative maintenance plans.
- Budget & Inventory Control: Create and manage budgets, track expenses, and oversee supply ordering and inventory management.
- Compliance & Safety: Ensure compliance with all local, state, and federal regulations related to property maintenance and safety.
- Emergency Response: Be available for emergency situations as needed; otherwise, maintain a standard Monday-Friday schedule with no required weekends.
Qualifications:
- HVAC Certification required.
- Extensive knowledge of plumbing, mechanical systems, and preventative maintenance.
- Experience managing maintenance for large multifamily communities.
- Strong ability to create and manage budgets and track inventory.
- Engineering-minded problem solver with a strategic approach to maintenance operations.
- Excellent leadership and communication skills.
