Maintenance and Property Manager

A multi-family apartment complex in Washington, PA is seeking a hands-on Maintenance/Resident Manager. Candidate would be responsible for overseeing all maintenance activities at one site. We are looking for an individual to improve and standardize the quality of services and products used in the maintenance of the property. MUST LIVE ON SITE! Company offers free apartment.

Job Duties

Excellent interpersonal skills are needed to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.

· Schedules, assigns and/or performs all maintenance functions, including responsibility to complete service requests and turning vacant units in a timely manner.

· Must have some knowledge to repair HVAC, electrical, plumbing, grounds, apartment turnover etc.

· Complete move-in and move-out inspections.

· Assists in the preparation of the maintenance portion of the overall property budget and ensures that all maintenance operating expenses remain within budget.

· Develop and implement a program for inventory control.

· Purchase all maintenance supplies and materials in a cost-effective and efficient manner.

· Prepares request for quotes and work scopes and follows company procedure in obtaining bids on purchases or work to be performed by outside contractors.

· Performs weekly and monthly property inspections and performs any work that needs done around the property.

· Perform all snow removal on property and participate in 24/7 on-call emergency and respond to emergencies as needed.

Requirements

· Three years multi-family maintenance

· High School Diploma or equivalent

· Valid Driver’s License and reliable private transportation

· Ability to lift 100 pounds

· Ability to maintain 24-hour, on-call status

· Ability to operate all necessary tools/equipment to perform the essential functions of the position.

Must live on property. Company offers a free apartment with no utility payments.

Job Type: Full-time

Pay: $21.00 - $23.00 per hour

Expected hours: 40 per week
