What are the responsibilities and job description for the Real Property Agent III position at Municipal Development?
Position Summary
Perform process of acquisition and disposition of property, with an emphasis on right-of-way projects; negotiate the purchase of property for City projects, metropolitan redevelopment projects, and right-of-way; inform property owners regarding condemnation processes and relocation benefits; represent the City in exercising its Right of Eminent Domain; and coordinate with other City departments and agencies on property issues, concerns, and processes.

Minimum Education, Experience And Additional Requirements
Related education and experience may be interchangeable on a year for year basis.
Associates degree in real estate, business or a related field, plus six (6) years of real property experience.
ADDITIONAL REQUIREMENTS:
Possession of a valid Driver's License or the ability to obtain by date of hire.
Possession of a City Operator's Permit (COP) within 6 months from date of hire.
Possession of a New Mexico Real Estate License, Associate Broker or Qualified Broker.
Preferred Knowledge
- Principles and practices of real property acquisition/disposition
- Title commitments, ALTA surveys, environmental assessments, plating approval and real estate appraisals
- Eminent Domain requirements
- Surplus property procedures
- Advanced methods and techniques of research and data analysis governing real property acquisition/disposition
- Modern office equipment including computers
- Legal documents and contract language used in the acquisition/disposition of real property
- Pertinent Federal, State and local laws, codes, ordinances, and regulations
Preferred Skills & Abilities
- Review and approve a variety of real property documents
- Perform technical research within assigned area
- Negotiate with property owners or their agents
- Perform field inspections
- Interpret and explain real property appraisal, environmental assessments, engineering drawings and the condemnation process to landowners or their agents
- Prepare a variety of reports
- Communicate clearly and concisely
- Understand and interpret a variety of real property acquisition rules and regulations
- Establish and maintain effective working relationships with those contacted in the course of work
