Position Description


The Vice President of Development will oversee all aspects of project development, including acquisitions, design, entitlement, construction, and lease-up. This individual will lead the development team and work closely with stakeholders to ensure projects align with MURAL’s mission and financial goals. The VP of Development must have a deep understanding of the development process, a background in multi-family and/or retail, strong leadership skills, and a passion for community-focused real estate.


Key Responsibilities


  • Manage multiple retail, residential and mixed-use development projects, including new construction, façade renovations, preservation, affordable housing, and market-rate developments.
  • Oversee project teams while maintaining both a big-picture perspective and attention to detail.
  • Perform and maintain financial analyses, project underwriting, and feasibility studies to ensure financial viability.
  • Secure and requisition project capital, facilitating equity and both construction and permanent financings.
  • Create development budgets, track expenses, and ensure adherence to financial projections.
  • Select and coordinate project architects, engineers, general contractors, project managers and other consultants in collaboration with colleagues.
  • Manage project closings, ensuring all legal and financial requirements are met in partnership with outside counsel.
  • Review and negotiate legal documentation, working closely with legal advisors.
  • Manage zoning and tax-related matters, including applications for abatements and exemptions.
  • Contribute to design and construction decisions, researching cost-effective solutions and innovative approaches.
  • Coordinate community outreach and publicity to align projects with local needs and priorities.
  • Oversee marketing initiatives, including the development of sales/rental websites, ad placements, and collaboration with marketing consultants.
  • Maintain development schedules, ensuring timely project milestones and deliverables, while coordinating efforts across the project team.


Skills and Background


  • 7-10 years of experience in real estate development, with a focus on mixed-use or multi-family projects.
  • Strong understanding of the full development lifecycle, including entitlements, construction, and lease-up.
  • Excellent financial acumen, with the ability to analyze proformas, conduct feasibility studies, and manage budgets.
  • Proven track record of successfully delivering large-scale development projects on time and within budget.
  • Strong leadership skills with experience managing teams and collaborating across functions.
  • Outstanding organizational, problem-solving, and decision-making abilities.
  • Exceptional communication and interpersonal skills, with the ability to build and maintain relationships with diverse stakeholders.
  • Proficiency in development-related software, including Argus, Excel, and project management tools.
  • Having experience with LIHTC and knowledge of New York City neighborhoods and finance programs is a plus, including familiarity with City agencies such as HPD, HDC, EDC, DCP, and DEP.
