Accounting Manager ~ Property Operations

Salary : $90K-$140K Annually

Position Summary
The Accounting Manager – Property Operations plays a critical role in overseeing financial operations related to property management, ensuring accuracy, compliance, and efficiency. This position supervises 2-5 accounting staff, conducting weekly one-on-one meetings, annual performance reviews, and approving timesheets. The Accounting Manager will oversee financial reporting, audits, accounts receivable, banking controls, and tax return coordination, working closely with internal and external stakeholders to optimize financial processes.
Essential Duties and Responsibilities :
Supervision & Leadership
Supervise and mentor a team of 2-5 accounting staff, providing guidance, training, and performance feedback.Conduct weekly one-on-one meetings to monitor progress, provide coaching, and ensure workflow efficiency.Perform annual performance reviews and assist in professional development planning.Approve timesheets and ensure compliance with company policies and procedures.Financial Reporting, Audits & Tax Compliance
Oversee the preparation of monthly balance sheet reconciliations and financial statements in accordance with GAAP.Supervise the annual audit process for approximately 25 audits, including coordinating with external auditors and addressing inquiries.Review and coordinate tax returns for all entities to ensure compliance with regulatory requirements.Ensure adherence to internal financial policies and recommend process improvements for efficiency and accuracy.Budgeting & Cash Flow Management
Facilitate budget preparation, collaborating with department heads to ensure accurate and comprehensive financial planning.Assist with cash flow projections and coordinate intercompany payments.Work closely with the Accounting Manager, Corporate & Development to ensure financial alignment across the organization.Accounts Receivable & Reserve Management
Manage the accounts receivable process, ensuring the accurate posting of rents, subsidies, and other transactions.Collaborate with Asset Management to oversee recording and cash movements of replacement reserve draws and ensure timely funding of reserves.Banking & Financial Controls
Ensure proper controls over approximately 125 bank accounts, including timely reconciliations and fraud prevention.Continuously evaluate and improve internal financial policies related to banking and reconciliations.Property Transition & Development
Ensure a smooth transition of properties from construction to property operations, including :Recording permanent loan conversion closing statements.
Ensuring proper accounting for bank operating stabilization.Process Improvement & Other Duties
Ensure adherence to internal financial policies and recommend process improvements for efficiency and accuracy.Maintain compliance with company policies, offering suggested changes to enhance efficiency.Other duties as assigned, supporting the broader goals of the organization.Requirements : Qualifications :
Bachelor’s degree in accounting, finance, or a related field preferred. An equivalent combination of education, training, and lived experience in accounting or financial management may be considered in place of a degree.5 years of progressive accounting experience, with at least 2 years in a supervisory role.Strong knowledge of GAAP, financial reporting, audits, budgeting, and tax return coordination.Experience in property management, real estate, or affordable housing accounting is highly preferred.Proficiency in accounting software and ERP systems; experience with property management financial software is a plus.Strong analytical, problem-solving, and organizational skills.Ability to manage priorities, workflow, and multiple deadlines.Excellent verbal and written communication skills.A customer service mindset and ability to work collaboratively across departments.Initiative-driven and capable of working independently.Physical Demands and Work Environment
